And with its central location, close to several ski resorts (Bretton Woods and Cannon Mountain are both just 20 minutes away!), you will be a stone's throw from all the attractions that have made the White Mountains such a popular destination, from world class hikes, to Santa's Village and Storyland, to Mount Washington and the Cog Rail, to Franconia Notch State Park, with its many amazing sites - not to mention, you'll be just a few minutes to Bethlehem, a quaint town that has recently witnessed a revival that is making it one of the area's most popular towns, with great restaurants, and a wonderful downtown full of New England charm.

A converted farmhouse, this home exudes serenity and the New England charm that has made this area so popular with visitors from all over the world. Even the outdoor space is amazing! You will love this home's private patio, with a covered sitting area where you can enjoy the comfortable couches and the convenience of a propane firepit, a covered dining area next to a large propane grill (which even includes a rotisserie! Roasted chicken, anyone?), plus a masonry firepit for a more traditional S'more experience. Or perhaps you may want to enjoy a morning cup of coffee or a book on one of the rocking chairs that adorn the covered front porch!

Step inside to be instantly warmed by the traditional charm that this home offers - the most "New England-y" of the 120+ homes we manage. With Country Living Magazine-worthy decor throughout, you will enjoy a ton of space and the nooks and crannies that make old farmhouses so unique and desirable. As you walk in, you will find a living room area on the right, with a TV, rocking chair, small desk pull out couch and its own bathroom - a great dual purpose room, made even cozier by the propane stove. Across the hallway, you will find a wonderful bedroom with a super comfortable King Size motorized bed, private bathroom with shower, TV, and window AC for those occasional warm summer nights.

At the heart of the house you will find a charming and functional kitchen, with a table for 6, propane range, stainless appliances and equipped with all the necessary tools for a delicious home cooked meal. A propane stove also adds coziness, and window AC will take the edge off the heat on summer days. Off the side, you will find another King bedroom, just as cozy as the rest of the home, with a newly renovated bath with shower/tub combo, and conveniences such as window AC, USB outlets and even a white noise machine and air purifier. Adjacent to the kitchen you will also find a secondary kitchenette with coffee corner (both Keurig and drip-style coffee maker), and a conveniently placed modern washer and dryer set.

Continue to the far wing of the home to find an even larger living area, with a convenient and cozy gas stove, large TV, leather recliners for 8, and a wonderful Christmas theme that will keep you jolly no matter what the season! And again, a window AC in here too will keep you comfortable even if the weather is not. Head upstairs to find 2 additional bedroom, each with its own bathroom with shower. Each of these bedrooms features a full sized bed, AC, and TV. One room also includes a twin trundle, great for a kid to sleep in.

These house rules are designed to make sure we comply with regulations and identify inappropriate behaviors that may cause tensions with our neighbors and other visitors. We want you to have an extraordinary experience with us and we share these rules up-front so that you can make an informed decision. We appreciate your understanding and your help, so that we can continue offering these amazing lodging options and ensure everyone has a enjoyable experience!

-Guest will be required to sign a rental agreement to comply with insurance requirements. You can view a sample agreement on our website.
-Check-in: Any time after 4PM; Check-out: 11 am. Unauthorized early arrivals or late checkouts subject to $100/hr fee.
-Parking Limit: 4 Vehicles.
- No Pets and No Unauthorized Guests: Guest count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests subject to $300 fee and immediate termination of your stay with no refunds. Absolutely NO PARTIES without express authorization
-Quiet Hours: From 10 p.m. to 8 a.m., please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on property. A $100 fee may be imposed for violations of these rules.
-No smoking inside the unit; $250 fee for violation.
-We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.
-Some of our homes are equipped with exterior cameras for security purposes.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats, and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter may find its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
- Rates are based on standard occupancy of 2 guests per bedroom. Additional guests, if allowed in the specific property, incur a $25/per person nightly surcharge. As long as the correct number of guests is provided at booking, this is included in the total rate shown at booking! Children under the age of 2 do not count toward occupancy.
