Great location; nice, well-equipped house
The location is exceptional - with a path down to the marshes from the back garden. The house is well-equipped with top of the range oven, dishwasher etc., plenty of crockery and kitchen utensils. Large garden at the back and a pleasant veranda at the front of the house. Four good sized bedrooms, only negative was the very creaky double beds. Host replied immediately to any questions and was very helpful.

Luxurious living surrounded by nature
This property was amazing: it was extremely comfortable and much higher quality than the photos portray. Had everything you needed including large, well stocked kitchen, enclosed garden for the dog, BBQ, quality, comfortable garden furniture front and back (to catch the sun in the morning and evening), outdoor hose to clean the dog (!) washing line post beach/marsh, and even mulberry trees in the garden! Absolutely stunning location looking straight out over the fields that edge the marsh at Stiffkey. Watched hares in the field from the bedroom window in the morning and Kestrels hovering over the adjacent field whilst sipping wine in the hot tub in the evening. Superb. Many thanks Patrick.

Most enjoyable.
We had a most enjoyable stay and loved the fact that we could open the gate and enjoy lovely walks. The garden is well fenced so there was no need to ever worry about the dogs. The cottage is very well equipped, clean and comfortable. I would highly recommend anyone to enjoy the bliss of this lovely remote spot.

Perfect Location
The cottage was warm and welcoming. The owner, Patrick, was responsive to all of our questions. All of the appliances were in good working order. Most importantly was the location of the property. We could walk out our door and go straight to the marsh. We spent six unforgettable weeks here and we recommend it highly.

Fantastic location - very short walk straight onto the saltmarsh from where we walked to Wells, out to the sea and over towards Morston.....half a mile walk the other way to village shop and excellent village pub / restaurant. We had a great stay - highly recommended

Not as expected.
Property looked tired from outside, two old wooden chairs dangerous, under roof full of cobwebs. Cutlery, cups, and glasses dirty. Downstairs bathroom mirror light full of dust on top and didn't work. Floors polished but to slippery, especially with rugs on top. Downstairs double bed mattress didn't fit bedstead correctly, gap either end, and far to soft, also very squeaky. Website states hot tube, when you look at all 56 amenities states Spa whirpool, where was ? This was one of our key factors. Would not recommend, very disappointed.

Stiffkey marshes
This is a lovely property, of the beaten track but easily accessible to beautiful spots along the north Norfolk coast. The accommodation is spacious and very well appointed. The back garden has an impressive large round table and 8 comfy chairs. An added bonus is a gate that leads onto a pleasant walk. All in all a fantastic holiday spot.

Lovely cottage in a beautiful location
We stayed in Mulberry Cottage as 3 generations of the family and one dog. The cottage had everything we needed and a lot more. We arrived with temperatures of 2c and snow but the cottage quickly heated up whilst we unpacked everything. The cottage was extremely spacious, especially the master bedroom upstairs which was so light and airy with brilliant views! The marshes are only a short walk away and you can walk for miles in either direction…we walked to Blakeney twice and Wells once, plus you can go towards the village with Stiffkey Stores about 10 mins walk away and the Red Lion about 15 mins walk way. Would recommend both! The kitchen was extremely well equipped with a lovely big double oven and massive fridge freezer. We wish the weather was better as the garden was lovely and our dog wanted to spend all day out there with his toys plus the bird life visiting the garden was amazing…will bring some bird food next time! Honestly one of the best places we have visited in North Norfolk and would love to return in the near future.

Enjoyable Rest in Remote Setting
We spent the Christmas week here and chose the house for its location. The house is modern well equipped and very close to the beach. We spent our time exploring the area and relaxing. The only very minor discussion with everyone was that the sofa is not the best for comfort but don't let that put you off .

Great location and very high standard accommodation
We know the area well so being off the beaten track so close to the salt marsh is perfect for us and the dog. The accommodation was immaculate- could not have felt more ‘Covid safe’. Property is really well maintained with good quality furnishing and decoration. As also well kitted out to be home from home, nothing missed or needed for a good weeks stay. The secure garden is ideal for the dog and she enjoyed sitting at the back gate watching walkers go by. We were just 3 adults and a dog but even with four or five more occupying the other bedrooms there is no shortage of space. We did have a problem with the boiler but I share it not to critique the property (it was just one of those things) but to demonstrate the engagement and commitment of the owner who attended to it as quickly as possible and with some support from a local plumber house was super warm with plenty of hot water on tap. I know some people get upset about these things but ‘stuff’ happens and when it does you want a pragmatic, responsible owner - you’ve got that here in spades. This property stands in a unique spot and given the location, quality inside and out with exceptional owner communication it is to be highly recommended.

The cottage is beautiful, spacious, well equipped and clean. There is a path right outside the garden for a short walk to the marsh or village. The only thing I would suggest to add would be a tumble dryer. We had a wonderful time and hope to go back!

Great Location for walkers and Nature lovers
This cottage is a property of character in an excellent, quiet location very close to the Stiffkey marshes and the North Norfolk Coastal footpath and a short stroll to the village with its local pub, village shop and bus stop for the coastal bus service. The property is well provided with all necessary equipment for a great holiday. We had a lovely week's break and thoroughly enjoyed the peace and quiet, and the sounds of the geese and the other birds on the marshes

Beautiful setting - a few issues
Just stayed here for 4 nights - couldn't fault the communication from Patrick. The house is in a beautiful setting right next to the marsh. The description is accurate and the kitchen is well stocked. There are just a few minor things which bothered us. The kitchen smelled strongly of kerosene - I don;t know whether it was because the house was shut up for 2 days before we arrived and I wonder how guests cope in the winter when you can't open all the windows and doors in the morning. It was also odd that for a house that charges over £1000 a week towels are not provided. The decor is a bit dated and the sofas are really uncomfortable! Also the bedrooms smelled strongly of the bathroom deordoriser which gave me a headache until I put it away in the cupboard! A few minor improvements would make this a really nice house. All criticisms are intended to be constructive so I hope no one takes offence! The best bit was the mulberries on the trees in the garden - they were delicious!
