Walk along the 3.8 acres of private woods adjacent to the mad river for a swim or sit on the back deck enjoying your morning coffee listening to the birds. 10 Min walk to Warren store and a less than 5 Min drive to Warren falls, Sugarbush, or hiking trails. Ideal home for all size groups looking to experience Vermont in this charming 1800's farmhouse.

Warren village is a quaint village located in the heart of Vermont with the famous Warren Store and Pitcher Inn Restaurant. Warren Falls is located 3 minutes down the road as visitors travel from all over to frequent these amazing swimming holes. This particular property has direct access to the Mad River with the opportunity to even walk the river up to Warren Falls from the property. What is spectacularly unique about this particular property is that it is a 5 minute walk to Warren Village while also being tucked away in the woods in a private location.

Quick Note: This is a charming and wonderfully decorated 1800's Vermont farmhouse with some updates to provide a unique Vermont experience. The home is not a hotel but rather a thoughtfully cared for rental home set up for a perfect Vermont experience.

This beautiful property is nestled right next to Warren village but with the privacy of a home tucked away in the woods. From swimming out the back door in the summer to skiing at Sugarbush five minutes away, this home is located in the perfect location for those wanting tranquility along with access to all the Mad River Valley has to offer. Located on a paved road with extremely easy year round access.

This home offers a cozy interior setting with five bedrooms and a completely renovated master bedroom and bath. Enjoy cold nights by the fire in the living room and play a board game in the huge living room space. This space will make you feel as if you have lived in Vermont all your life while providing the conveniences of modern day homes.

The home features a huge back deck with ample seating and a large private yard for your pets or kids to play in.

** PET FEE REQUIRED OF $75 PER ANIMAL UP TO TWO ANIMALS, ADDITIONAL ANIMALS UPON REQUEST**

As with most of Vermont, a car is recommended for travel along with 4WD and snow tires in the winter. There are many walking trails located nearby or explore the property and Mad River to your delight.

This home is pet friendly, and pre-approval of pets is required in all instances. For approved pets, there is a $75 fee PER pet per stay.

Please note that cleaning fees are considered turnover fees for this home. While they are expensive, it takes over 3 hours to wash all the laundry, make all the beds, and fully prep this house for each new guest. I try to be as transparent and forthcoming with all the fees in this reservation as there are additional fees ($75 per pet) if you would like to bring pets. Also please note this is a traditional farmhouse, not a modern contemporary building. It is extremely cozy and comfortable but as with all older homes, it has its quirks! Also note to walk down to the river you must walk through the woods that is down a hill in the woods without a true path. The other option is to walk along the road to the river.

Bookings made through an "Instant Booking" option within 7 days of the Check In date may be canceled without penalty to the host and with a full refund to guest, if the cleaning company can not be scheduled in time due to short notice of the reservation made. The host holds the right to cancel reservations made with the "Instant Booking" option without penalty if there is any suspicion of an upcoming party planned on the premises.

RELEASE & WAIVER OF LIABILITY AND INDEMNITY AGREEMENT IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons.

THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE Colin Phillips personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to as “releasees”, from all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releasees or otherwise while in or upon the area.

THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releasees and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releasees or otherwise. WARNING: Use of fireplace carries risk that may result in serious injury or death, and unsupervised use by children is prohibited. Guest agree to use fireplace/wood stove if available at own risk and if damage occurs due to negligence it will be the guest’s responsibility to pay for repairs.
THE UNDERSIGNED hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releasees or otherwise while in or upon area. THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury, illness or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The undersigned further that he/she/they have no medical conditions which would interfere with use of hiking, climbing stairs, and other activities on the premises or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below. The place of arbitration shall be Washington County, VT.

THE UNDERSIGNED HAS READ, UNDERSTANDS THE RISKS, AND VOLUNTARILY SIGNS THE RELEASE AND WAIVER OF LIABILTY AND INDEMNITY AGREEMENT, and further agrees that no oral representations, statements, or inducements apart from the foregoing written agreement have been made. Cancellations: Also, stating that you have reviewed and agree to the terms and policies stated on the Rates/Reservations page on the listing. If there are any uncertainties please purchase one of the vacation protection plans offered online prior to arrival. Bugs and pests: The cabins are up adjacent the Green Mountain National forest and although we perform regular pest control on the cabins we cannot guarantee it to be pest free of all bugs and animal and pests. We cannot compensate for the presence of pests, insects and animals. We also ask that all guests respect nature that you Do Not feed wildlife. Road conditions: Recommend four wheel drive in Winter/snow months with snow tires. We do not refund due to weather conditions. Code of conduct rules must be followed by all guests: In appropriate conduct /behavior includes and not limited to violence, verbal or physical abuse, violating all part of this said agreement, act or acts that threaten the safety to others, loud music, repetitive noise that disturbs others, annoying to others or unauthorized services, programs or gatherings. Guests will be asked to leave and no refunds.

Adorable farmhouse!
A perfect location for family weekend at Norwich University! We fit a family of 7 and all slept comfortably, lounged in the living room, or gathered in the spacious kitchen where I cooked and baked all weekend. We will definitely stay again!

Great spot walkable to mad river swim spot!
We fell in love with the mad river on our last trip to Vermont and knew we had to come back during the summer months. This big Vermont farm house was an amazing home base for us- we loved our stay. The home was very comfortable for our large group. It was walkable to the river- to get there it was a quick walk on a steep(ish) and (fairly) busy road and then a hike down a short but fairly steep river bank. We had a party of 7-68 year olds and everyone made the trek at least a couple times. Our two dogs were welcome and the backyard was perfect for them to lounge in (we brought a stake to tie the roamer out). The house is a 7 min trip to downtown waitsfield which is adorable for walking and shopping (theres also an awesome section of the mad river to swim there- kids were jumping off the covered bridge!!)

Excellent Large House - Very Close to Everything
This house is rustic, well-stocked with a few key upgrades most notably the bathroom. It will feel like Vermont when you stay here in the best way. We stayed with 7 adults and had plenty of space. It is well located and a quick drive to everything you want in the Mad River Valley. Great communication with the host throughout. Would easily stay here again.

Very nice rental. Had 3 couples and one single adult. Beds and rooms were great. Very functional for relaxing after our school reunion activities! Well stocked with pans and utensils for the one breakfast we cooked in the rental. Super easy to find, great hosts. Highly recommend!!!

We had a great time this weekend. House had a big kitchen and dining room, spent a lot of time together in the living room catching up with old friends. Very warm and inviting space. Loved the house plants. Great location only a few minutes drive from Sugarbush. Overall no complaints- thanks for a great weekend.

We loved staying at this property. We spent most of the time out doors while we were there, hanging out on the porch and in the open backyard. We stayed during the summer and the rooms stayed cool all night long even during the hot days, and the house was also very clean. We would recommend it to anyone.

Perfect Family Ski Rentel
This is a great house for the whole family to stay at. The description is completely accurate. The bedrooms are spacious enough for everyone to feel comfortable. The living is extremely cozy with a giant couch to fit everyone while the fire place is cracking away. I would definitely recommend this place and look forward to renting it again!

Lovely holidays in bucolic setting
Such a pretty gem in Mad River Valley! Quaint farmhouse nestled just up Lincoln Gap Road made getting about a breeze as we were plowed early and often. This property is one of the cleanest we've ever rented. Plenty of towels and linens; and the kitchen was nicely stocked for all our needs - including holiday baking and cooking. We were able to walk to the Warren Store in a gentle snow fall. Colin was super responsive and extremely pleasant & professional. Bedrooms and bath configuration work fine for extended family and there's definitely plenty of space to lounge in the family room with the fireplace and/or hang around the large dining table. While our family plans were impacted by COVID travel issues, we wouldn't hesitate to book this property again. Thank you Colin for being such a great host! Happy New Year!
