Location is good for tourists with a car . You can get the hotel by the car and park in the hotel parking ( 90 Euro per night ) . Room is small , but more or less comfortable . To San Marco is around 30 min walk . NO FREE DRINKING WATER IN THE ROOM !!! Never seen it before . Personal not friendly

This place was amazing. Perfect location. They provided us a free boat ride to see the Murano glass being made and then to Burano. The rooms were very clean, comfy bed and nice a cool AC. Service was great. A big plus was on site parking. It wasn't cheap but worth it. So many people walking around pulling luggage. The boat taxis are super expensive but the ferry is right by the hotel and cheap. Would definitely recommend this place. A+

I was very conflicted about giving this hotel a four star rating. The staff was amazing. The hotel is in a very convenient location. Ultimately, I gave this hotel a four star rating; because, I did not get a good night’s sleep and the bathroom was not functional. Goods: staff was very helpful and friendly hotel is located right next to all major forms of transportation. the hotel serves as a great launching point to tour Venice and the Grand Canal. Boat dock outside hotel is great. lobby and hallways of the hotel are very well maintained breakfast was good for an Italian hotel. Others: - the area outside of the hotel is very noisy. We heard pedestrians on the street all night long. Hotel is located in a very high transit area. - the drains in the bathroom did not drain correctly. Shower and sinks backed up immediately. - no fan in the bathroom caused the shower to make the whole room hot and wet - A/C could not keep up with the hot air in the bathroom

Nice hotel with clean and comfortable rooms. Breakfast was ordering from a menu with good quality and reasonable price. About 15min walk from train station. Water bus stop is nearby. Best way to get around Venice is buying a day pass on the water bus.

Location for the bus station was perfect. There was no view from the bedroom as 3/4 of each window was bricked up by a pre existing wall. We only wanted to stay one night but had no option to buy only one night so had to pay for two. There was no provision for breakfast before 07{15 and our bus left at 07:00. There was a very nice coffee machine in the room but no way to boil water for tea so no tea available or milk. I reported a problem with the air conditioning and the girl on the desk said she would make a note and wrote it down. That is all she did and no one came about it so room was very warm. Room was good and nice shower room

We arrived from the Venice Airport by bus and found it very easy and convenient to locate the hotel. However, it is a very busy area because it is the only area accessible by car. It is also very close to the train station e.g. 5 minutes distance walk. You can easily get back to the hotel from anywhere in Venice by following the direction to the train which makes it less stressful to navigate Venice. The room was comfortable for three people but did not have blinds to account for daylights, it had see through linen. We may have missed something?? You can also buy coffee and croissant close by at a reasonable price.
