Experience the charm of Tower Grove South from our inviting 2 bedroom nestled on the first floor of our quaint six-unit apartment building. This private retreat offers a comfortable haven equipped with Roku TVs, complimentary linens and towels, a dedicated workspace, and convenient access to a washer/dryer in the basement. Ample street parking and all the essentials ensure a delightful stay in our home away from home.

Relax in the comfort of a plush queen-sized bed adorned with extra pillows and linens in the main bedroom and a double bed in the second bedroom. A well-appointed kitchen awaits, complete with essential cookware, a gas stove, microwave, and a quaint dining area. After a day of exploring, unwind in the cozy sitting area, perfect for enjoying your favorite shows on Netflix and Hulu.

** PLEASE NOTE: There are a few steps up (approx. 13 steps) to the front entrance of the building form the street. There will be an additional flight of stairs to reach units on the 2nd and 3rd floors. We do not have elevators or ramps. Additionally, the basement and backyard access are via stairs. This building may not be suitable for those with mobility concerns. Additionally, as our apartment is situated in a bustling neighborhood, please expect occasional street noise and lively surroundings.

POLICIES:

Guest Access: Secured building with coded locks for front entrance and individual units. You will have private access to your unit along with the shared backyard and washer/dryer in the basement. The front door is keyless entry and auto-lock after 30 seconds. Please make sure doors are closed tightly and all the way to ensure that the deadbolt can fully lock.

Interaction with Guests: You have the place to yourself and we will respect your privacy. However, we are available for help or provide recommendations usually via app message, phone, or text and will reply as soon as we are able. Interested in an extended stay? We can definitely accommodate that. Please contact me regarding specific needs and I will be happy to work with you.

Events: No parties or events are allowed. A $300 charge will incur if events/parties are thrown, and the reservation will be terminated with no refund provided.

Smoking: We have a strict no-smoking policy of any kind (cigarette, marijuana, vapes, etc.) inside the building or on the front/back steps of the building. Smoking is only permitted outside, and guests are responsible for cleaning up cigarette butts. A $300 smoking fee will be charged for smoking inside the unit or the building.

Quiet Hours: 11:00 PM to 8:00 AM. Please keep noise levels respectful at all times, and refrain from loud devices or disruptive behavior.

Safety & Security: The unit is for registered guests only. No unregistered overnight guests are allowed without approval, and extra guests will incur a $100 fee per guest per night. Guests are liable for any damage or personal injury they may cause. Please keep all doors locked at all times, and do not tamper with smoke detectors. Use of candles/incense is strictly prohibited. Grilling/BBQ is not allowed on the premises.

Guests are liable for any loss, damage or personal injury they may cause or incur on premises. We cannot accept responsibility for your losses within the premises or in the parking areas.

Housekeeping Service & Essentials: Housekeeping service is not provided during your stay, but extra cleanings are available for an additional fee. A starter kit of basic supplies will be provided, and guests are responsible for replenishing as needed. Dish soap and hand soap are provided but we do not provide shampoo/conditioner/body wash.

AC/Heat: To promote energy conservation, we kindly ask that you turn off all heaters/AC units and any appliances when you're not in the unit. Our building's central AC and heating are managed by a Nest Thermostat. Please note that the central AC/Heat may not be as robust on the 2nd and 3rd floors. For your comfort, window AC units and wall heaters are provided as supplements. It's important not to set the AC below 68 degrees to prevent potential damage to the system, such as freezing pipes. Thank you for your cooperation.

Pets: Pets are welcome with approval and an additional one-time fee. Please clean up after your pet in the unit and backyard. Pets must be crate-trained and crated when left alone in the unit. Excessive barking will result in reservation cancellation without refund. Pets are not allowed on furniture, especially sofas and beds.

Mail & Trash: No mail/packages are allowed to be sent to the unit. Long-term guests can have packages mailed with prior approval, but regular mail is not permitted and will be returned without notice. Dumpsters are in the alley in the back of the building behind the garage. To access the dumpsters, go through the side gate in the backyard on the right of the garage.

Parking: Ample free street parking available. Please observe street sweeping signs.

Laundry: Use of the laundry room is provided for our registered guests only. Persons not residing in an apartment are not allowed the use of these facilities.
- DO NOT overload the machines or put an excessive amount of laundry detergent.
- DO NOT leave unattended clothes in the machines or in the laundry room.

After using the machines, empty the lint screen, wipe off the machines and clean up any mess you have made. If you have any breakdowns or any problems with the machines, please contact management immediately.

TV & Furniture: Smart TV has Netflix and Hulu included, no cable provided. Please do not move furniture without prior approval.

Wifi: Wifi is included with your stay and is provided by a Nest Mesh system. DO NOT unplug the wifi extenders (round white puck devices) as that will disrupt the wifi for your unit and the rest of the building.

Perishables: Some consumables may be provided; check expiration dates. Guests are responsible for inspecting and consuming provided items.

There aren’t exterior photos because this house is at the end of the street, directly next door to a BP gas station. The noise didn’t bother us, but the interior photos make spaces look brighter and more spacious than they are. The bathroom and second bedroom in particular are extremely small and cramped. The listing said this property has a washer & dryer, which may be in the basement of a multi-apartment house, but we didn’t feel comfortable exploring spaces outside the unit itself. The bathroom sink has no water pressure, and is only a drizzle. We had to wash our hands and brush our teeth using the kitchen sink. The property manager offered to send a plumber, but we did not want to sacrifice any time or privacy to have someone get inside while our things were there.

What a great stay!
Diem's rental was so comfortable. It was a great way to spend a few days with my daughter - soon to be a senior at SLU. We hit a bunch of the super cool eateries nearby in between moving her to her residence on campus. Communication with Diem was excellent...Hope to return soon! Lou

It’s was clean nice neighborhood, the neighbors were nice. The property was clean everything was perfect. Parking was complicated but we made it work. I would recommend this place to anybody with kids.

Great little place
The unit was great, very clean, up to date, secure. The only frustrating part is totally uncontrollable by the owner, but parking was a problem. Being that it is right off Grand St, people would take up the parking just to go have dinner or shop. Luckily the grocery store across the street let us park there after they closed.
