Twin Oaks is minutes from Sonoma Square (3 miles), great restaurants, wineries, and Glen Ellen (7 miles). We are only 35 miles from San Francisco. The house has spacious indoor and outdoor areas (.6 acre lot). Professionally designed, the interior features high quality finishes, high-end appliances, hand-painted, antique and design furniture, linen curtains, sofas, headboards and cushions. Hardwood floor throughout the house.
The open floor plan features a gourmet kitchen with a Bertazzoni gas range, two Miele dishwashers, microwave oven and Brazilian quartzite countertops. The kitchen island, with 4 stools, is ideal for having breakfast or hanging out. The kitchen opens to the dining room. The open living/dining/kitchen is perfect for family and friends to gather. The outdoor covered terrace adjacent to the living room overlooks a 100 year old vine and the garden with views to pool and majestic oaks. There is a season creek that borders the property. The terrace is ideal for lounging and outdoor dining. There is central heating and AC in the main house.
There are three bedrooms and two bathrooms in the main house plus a cottage with its ensuite bathroom.
•The master bedroom features one king size bed and en suite bathroom with double vanity and shower.
•The second bedroom has two twin size beds and one twin size daybed.
•The third bedroom has two twin size beds.
•The second and third bedroom share a full bathroom with a double vanity, a shower and a tub.
•The pool house is located near the house right next to the creek. It is ideal for additional privacy and offers direct access to the garden. It has a beautiful vaulted ceiling with exposed trusses that give it a very warm and country feel. There is a TV with cable inside the armoire and a kingsize daybed. The pool house has an independent AC unit that can be used ad both heating and AC.
The TV room has plenty of room to relax with two comfortable sofas that overlook the garden and the neighbor’s vineyard. There is a game table, a fuss ball, and a wood burning fireplace. (It can hardly be used because of fires in the area, but it adds cosines to the room. The flat TV has 120 channels available.
There is a Hot tub in the back side of the house. The hot tub is accessed easily from the TV room.
The solar-heated pool is warm for swimming from April-October. If you want it warmer than that, you can pay extra to heat it up (please contact me for the fee).
The expansive garden is mainly covered with grass. There is an area covered with gravel where you can play bocce or enjoy an outdoor table under the trees.
WiFi: There is Starlink WiFi throughout the house. It is OK to do video calls.
Noise regulations: full compliance with noise regulations is extremely important in Sonoma Valley. Our vacation permit could be rescinded if our guests do not comply with the Sonoma County rules.

10:00 PM to 9:00 AM - No music outside is allowed. The terrace should not be used after 10:00 PM.
Penalties for violations have increased. Violations of the vacation rental permit or license have been increased to:
Up to $1,500 for first violation
$3,000 for second violation
$5,000 for third violation
If there is a noise violation, guests will be responsible for paying the penalty.
Parking: there are 4 parking spots by the entrance of the house. There isn't a garage, all spots are uncovered.
We are happy to host you in our own home-away-from-home. We live in the Bay Area and use this as our weekend house. We have spent a lot of time, energy, money, and love setting up the house. We hand painted a lot of the furniture and made all linen pieces. Please treat this house as your own and respect the fact that we live here every other weekend. The house is in a neighborhood with families who live there permanently. We will absolutely not tolerate loud partying, so if partying is in your plans, please look elsewhere. We know all our neighbors and want to make sure that our guests do not disturb them.
MAXIMUM OCCUPANCY: our house comfortably sleeps 8. Local laws prohibit overnight occupancy in excess of 8. Local laws also strictly prohibit use of the house for weddings, receptions, parties, or any event involving outdoor music. Maximum day occupancy is 14, and we allow no more than 4 cars on the property during the day and no more than 3 cars overnight.
Minimum age to rent: 30 and above
Groups looking to host parties, receptions, or other events should please look for a more isolated home, a nearby winery, or a hotel. Our home is in a peaceful part of Sonoma Valley and is best for groups of friends and families looking for a relaxing retreat in a beautiful and quiet spot.
Permit: our house is fully permitted and insured. Sonoma County Permit No. TVR 18-0173. Sonoma County TOT Certificate No. 3422N. For the safety and peace of our guests and neighbors, it is important that we remain in full compliance with Sonoma County’s vacation rental rules.
By reserving this house, you agree to accept and agree to Sonoma County laws and rules along with the terms expressed in this listing. You agree to indemnify and hold harmless the owner of the property from and against any and all loss, claims, liability or damage of any kind arising from any nuisance or harm made or suffered on the property by you or your guest or invitees.
If anyone, including our nearby caretaker, our maintenance staff, our neighbors, or the police observe any violations, guests may be evicted immediately. The remainder of the rental, along with the security deposit may be forfeited.
