Meadows Manor Historic District

You’ll love my place because of the location, the outdoors space, and the neighborhood. My place is good for couples, solo adventurers, and business travelers. Meadows Manor was built in 1941. It is three stories and is 4200 square feet. Guy and Faye Barnes are only the second owners of the home. It is now a wedding and event venue as well as a bed and breakfast. No one resides in the home. We are located in downtown Ruston.
Make yourself comfortable in this air-conditioned vacation home, featuring a kitchen with a refrigerator and an oven. There's a private balcony. A Smart television and a DVD player are provided for your entertainment, while complimentary wireless internet access keeps you connected. Conveniences include a microwave and a coffee/tea maker.
Take in the views from a garden and make use of amenities such as barbecue grills.

La Tech graduation ceremonies stay
Super convenient! Close to restaurants. Can walk to downtown. Coded door lock and motion activated outdoor lighting around the parking area/side entrance was a nice feature. The house has character/history as a photography studio for many years. Bring along a 2-prong to 3-prong adapter for the upstairs bedroom to be able to power up your laptop if you use it while in bed. An extension cord is provided, but you will need the adapter.

Quaint stay
The location worked well for us. The house is very big. It is well appointed. Tge wild kitties on the property were fun to watch and feed but the racoons at night were a bit loud. They were outside the downstairs bedroom. The only stain on our trip was an extra $400 we were not planning on spending. This was due to us having family over for dinner and it took our party from 2 people to 13. We let our host know before and it was decided that this was now an event. This is also an event venue. When asked what the value add was for the money, we were told it gave us access to the kitchen and outdoor space as well as place settings. We were already staying at the property so we felt like we paid this additional for just place settings. Our guests did not stay the night, just ate there. We felt this was high. That being said, the property served our needs and there were dishes galore. Faye was very kind in her communication. Beds and bedding were comfortable.

Great weekend getaway
The house was perfect for a weekend stay to see my son at La. Tech. The house was used as a wedding/photography venue so there are beautiful professional pics all around the house. We ordered out and enjoyed our meal in the beautiful dining room. The antique furnishings fit the historic home. We enjoyed the cat who came up to visit every morning. It was easy to communicate with the owner.

We were in town for softball games at LA Tech. After arriving after a late game, the owner messaged me at 11 pm asking about the number of guests. She saw us on the cameras. We had 4 instead of 3 people. The owner then told me she was going to charge me double since I didn't let her know when making the reservations. I did not see that there was a $15 charge for each additional person. We were not charged the extra $90 only $45 after I explained that I did not know about the additional charge per person. The property has a lot of room, however, it needs some attention (peeling plaster and wallpaper and the driveway is in bad shape). It was not very clean and then downstairs does not cool off. We had the thermostat down to 68 and it never went under 74.

This property is primarily a wedding venue, not primarily an overnight rental.
When traveling, part of the joy is to enter a clean welcoming space where there is room to relax, unpack, and a place to set the items used in everyday life. This house did not provide any of this. The “parlor” is furnished with older furniture, in keeping with the age of the house. This is wonderful for photo ops or for perching to talk with an acquaintance. There is no place to curl up with a book, lounge in pajamas and enjoy a glass of wine, or to share a movie with your family. There was no luggage rack or unadorned table on which to set a suitcase; there were no hangers in the wardrobe. Counter space and table tops throughout the house were either already used for nick-nacks or the tools of the wedding venue business run out of this same space. I contacted Faye to ask some questions and to let her know that we were disappointed. She was unable to talk at that time but was willing to text. Her response was defensive, saying that she has never had anyone that wasn’t happy, that her guests have loved the property and thanked her for sharing it with them. She was not hearing that we had concerns. There was a broken windowpane, peeling paint, peeling wallpaper, a corroded drain in the kitchen sink, an unused chandelier on the floor of the parlor, bare lightbulbs in a light fixture with the glass covering for the light fixture sitting on the desk, all of which I sent her pictures. After sending pictures of what looked like a year’s worth of dead bugs in the windowsill, toilet bowl rings in both bathrooms, an air conditioning intake vent caked with dust, Faye did not communicate with me for three days. On the third day she informed me that she had called VRBO and had me red flagged as a “do not rent”. We were ready to walk away from the money we had spent. We did ask for a refund because VRBO said that was our only recourse. Because we asked for a refund, I was accused of searching for something wrong with the property, that Faye was certain that I had found a cheaper place to stay and had to figure out a way to get our money back. Again, rather than speak with me, she claimed she had red flagged me with VRBO.
