A small hotel, family run and both friendly and welcoming. Massimo was charming, efficient and seemed to be ever present.
The room was clean, the bed was comfortable, and the bathroom was clean.
Breakfast was a typical buffet style but fresh ham and cheese were brought direct to the table from the kitchen rather than sitting out to dry and coffee likewise.
There may not have been the multitude of facilities that some hotels have such as mini bar, sauna, pool, etc. but that meant that we were not paying for what we didn't want.
Lots of car parking, nice and peaceful in the evening and no noise overnight.
A good restaurant next door for evening meals and a wonderful pizza restaurant about ten minutes walk away.
Best of all only 100 metres from the railway station for trains directly into Venice.
