There is no refrigerator no, no drinking water shower has a little hot water. But its location is really nice. It’s right off the ocean. place clean the bed is Great. The pool side rooms are nice. I travel a fair bit about 16 weeks a year. I've had my share of unclean hotels/rooms. From the second I walked in the entrance I felt things were neglected and run down. I was bit 4 times by flees or no-seeums while checking in while standing in their lobby. When I went to my room I was disappointed. The walls had black mold in several places. There was no way I could stay as I'm very allergic. I went to the front desk, to mention the black mold and that the bathroom shower wouldn't drain. The front desk attendent didn't seem to care and brought a plunger to try to fix the shower. The shower drain had a plastic cover over the drain, I asked why, was explained it was to keep the bugs out. I showed him the mold all over the walls and he shrugged his shoulders. I requested another room, was told there were NO other rooms available. I said I could not stay, this was claimed a 3.5 star it wasn't a even a 2 star. VERY DISCUSED AND DISAPPOINTED. I asked for a refund and was told I would have to contact Hotels.com. Hotels.com tried several times to reach the hotel with NO RESPONSE. I was exhausted and I now had to find another hotel with NO REFUND and NO Support. The pool area had moldly lawnchair cushions, the beds by the pool were dirty and should have been thrown out. I wouldn' dip a toe in their pool. I rarely leave a bad review as I understand how difficult it is to keep a hotel clean This place needs immediate attention. Just look at my pictures...So SAD.

Location, location, location! If you want to be within walking distance to Quinta Avenida, Portal Maya, Paseo del Carmen Shopping Mall, ADO public transportation and the ferry terminal to take you to Cozumel, this is the place to stay. It's a beautiful place with a view! We stayed at one of the "ocean view" rooms, but didn't realize that it would actually be ocean front. It is a quiet, adults-only hotel that includes breakfast, a pool and did I mention it is right on the ocean?! The staff is friendly and attentive. We enjoyed our stay and would stay here again.

If you are booking the rooms around the pool or seaview this place is very good value for money. It was relatively clean, comfortable and quiet. The food was great as well as the location. It isnt a big 5star hotel but it was punching above it's weight with regards to value. I had heard some horror stories and would stay at the cabanas but the hotel was really quite pleasant. Yes I would go back

Poor service, the staff was late to clean our room, and we were out exploring all day. When we came back we still had to wait 20 minutes. The property was not taken care of, there is water damage and mold in the walls and old rusted rails and chairs. When it rained the cushions were not brought in which lead them to be damp and smelly the next day. The bath towels also had holes in them. The person In the front desk was always on their phone and we were never greeted. I am a pretty relaxed person and even debated on leaving after the first day but I tried to toughen it out. I do not recommend this hotel to anyone. There are way nicer and clean hotels along the beachfront!

We were unprepared for this particular place. The hotel Kinta Kan has some nice photos and as for rooms with a beachfront view there it was blah. This hotel may have been pretty nice at one point in time but is now like many of its neighbors in a row of beachfront hotels that either are abandoned or under minimal renovation. This place is in bad shape. Looked like there were a few former bars in the pool area and lobby but now just decorative. pool needs repairing and there are dangerous rusty grates around the day beds that we tripped over several times not to mention that the beds were moldy because they don’t take them in when it rains. They did on occasion store other mattresses behind the pool bar thrown behind like a pile of trash. The main bar located under the 7 beachfront rooms that don’t have balconies but actually just a railing in front of sliding doors serves the whole establishment and at night is locked down with rusty gates!!!!!! The room and toilet were so so but dusty with a dirty toilet that never flushed and they did nothing about it. At the end of our stay there were heavily rainstorms and the roof leaked like a sieve as well as the shower leaking on to the floor so much we had to set up towel dams. If you were hoping for any peace it will never happen because the bar music begins at 11 am continuing until six pm but augmented and competes with loud drunk groups playing every kind of music on the beach all night long often right under your window.

It is a very quiet property for relax. Order food at beach before 6pm, drinks and food good. Access to beach close at 6pm but you can go thru main door. Does not have refrigerator, hair dryer and needs more maintenance or a good handyman

I loved kinta kan boutique. The staff was very helpful and amicable. They were always there to support us and listen. The boutique has a great location . The beach is right in front, the swimming pool is awesome and the hotel is very near restaurants ,stores and public transportation. My room door had a problem and staff was efficient to help me change rooms. In general i really enjoy my stay and would recomend kinta kan. My friend and i went on a slow season , this past July, so the place was quiet and relaxing and staff had more time to connect and offer great ideas about places to visit.

Property looks nothing like the pictures online. Those were the original pictures. When the property opened up, the properties run down rusted. The rooms need to be painted. A lot of water damage. The only thing the bed was very comfortable. The shower when you turn it on spills onto the bathroom floor. There's no seals on the shower doors to keep the water in the shower. Shower heads are clogged so only a couple of the holes would project water very strongly. Ask for a better room. When the property manager brought me to see it, it looked the same. No better. When I asked for an upgrade they showed me the upgrade room and it was leaking water onto the bed when they showed me. So definitely do not get the upgraded rooms because maintenance needs to be done

I am writing to express my disappointment regarding my recent stay at Hotel Boutique Kinta Kan in Playa del Carmen, Quintana Roo. While there were aspects of my stay that I thoroughly enjoyed, unfortunately, there were significant issues that greatly impacted my overall experience. First and foremost, I would like to acknowledge that the room I stayed in and the amenities provided were as described and listed on the website. I appreciated the comfortable accommodations, access to the pool, and especially the beach amenities such as tables, chairs, and umbrellas. The hotel's location proved to be convenient, allowing easy access to the beach, local restaurants, and entertainment along La Quinta Avenida. Additionally, the proximity to the ferry for Cozumel and the ADO bus station facilitated our travels to Cancun and to and from the airport. The beach bar with lounge chairs, swings, and beds added a fun and enjoyable element to our beach experience. However, the most significant issue I encountered during my stay was the malfunctioning TV in my room. Despite promptly notifying the staff upon check-in, the issue persisted throughout my four-day stay. The hotel and outside areas are in horrible condition.. pictures on the website are at least 15 years old.the room was in need of repairs due to deferred maintenance. False advertising to say the least.There was no restaurant -the room was across the street all the pictures are lies. Now the room was BAD Missing tiles in the shower, toilet paper holder was torn off the wall, the “rain shower head” was broke so the water poured from the broken plastic like a 1” garden hose, the mirror was broken and hanging loose off the wall. There was visible black mold on the walls and ceiling even with a dehumidifier running the beds were WET with moisture and smelled of mold and mildew. Like a gross basement. I have asthma so I immediately complained to management that it was a major health hazard for me to stay in that room. He agreed and said the room should be repaired before renting it out again. He asked the owner if we could be moved due to my health. Owner said NO he doesn’t care about me, my health or Expedia!! To move across the hall same room and issues for $600 more. Which I refused to do. We stayed out of the room except to sleep and I still ended up with an upper respiratory infection which ruined my vacation requiring medication and staying out of the sun!! The staff cared and was excellent.

The wifi was slow. We got room 106 by the beach and the kitchen so the noise started at 7 am. The coffee was not good. But overall not bad since it has beach club amenities.
