The two single bed rooms have an uneven floor that cause the beds to dip at an uncomfortable sleeping angle. As a result, there was no comfortable sleeping position.
Very affordable and perfect for two people traveling on a budget. Would recommend!

Location is great (walk to Oxford town Center in 10 minutes). Property was clean and easy checkin. There is not air conditioning at the property, which is fine. However, there are also no fans and Iffley Road is very loud so having windows open not great. Would recommend placing portable fans in each room. It was not a pleasant experience when the temperature hit 30c.

Great location. Small place, but that was expected and bathroom was very nice.
Have to give 3 stars for 2 reasons: 1) after requesting the cleaners not come, they came anyway. I had my suitcase open on the stand with clean clothes laying folded on each side (not strapped) and a dirty clothes bag on the ground. I guess the cleaners wanted space, so they threw the dirty bag in the suitcase and folded it and moved it. Now my clean folded clothes are sitting crumpled up with the dirty ones. Who does that. 2). Room door has a big gap that lets the hallway light through, and the light is always on, and bright.
My room was very cozy and comfortable. I had an upstairs room in the back with a lovely view. It was very clean and although small, had everything I needed ans was cute. The bed was very comfortable. It was a nice walk to the Oxford « campus » where my daughter was doing a summer study. It wa self check in so the code sent with check in info is needed. My only negative is that there didn’t seem to be a way to contact anyone with concerns. No contact info is on the how-to check in sign. My toilet lid was array which was very minor but if something major was an issue I’m not sure how i would have contacted anyone. However, I would definitely stay there again!!
Extremely close to the bus stop in what feels like a very safe neighbourhood. Busing to the city centre takes about 10 minutes, walking is about 30 but it's very flat.
Cell reception in the area is not great--I could not access my phone data network easily. Wifi connection is great and the password is posted in the check in area. I was told there would be an information folder in the room but could not find it, however the team quickly sent me a digital copy when I requested. No staff are on site but they responded pretty quickly to direct emails (not as quickly to Expedia messages.)
Check in is quick and easy, you enter your information on a kiosk which spits out a room key for you. There is a drop box to leave the key at the end of your stay. The carpet in the hall is pretty stained but hey its where everyone is walking with their shoes on so it can't be helped. Inside the room was pretty clean but there is no mini fridge to keep food or snacks. Soundproofing is not great - you can hear people walking in the hallways and doors opening and closing. I found people were pretty respectful about keeping quiet after 10:30ish.
I stayed for 8 days and housekeeping visited once about halfway through my stay. I wish I had been notified about which day they were coming in advance.
Overall a good place to stay!
Double bed opening onto the garden was nice. Three suggestions for improvement:
1. Four steps from bed up to bathroom. Would be helpful to have a handrail up those steps, especially for elderly and/or in the dark.
2. Heat was off, but plug-in heater does not work (makes noise, but no output) so nights were chilly.
3. Phone reception is poor. Had to step into the garden at night to make a call. Any chance of improving?
Really clean,comfortable and well appointed rooms. Located within yards of a bus stop taking us to the city centre.
The TV was a little unreliable- probably due to Wi-Fi connectivity but it wasn’t a big issue. There’s ironing boards and irons but the info sheet didn’t say how to find them - in a cupboard on ground floor for future reference. The property was generally quiet and we felt safe. Just about 10 minutes away walking distance was the Magdalen inn which had great food - maybe a tad pricey for our pockets but nevertheless good. I’m that sane street a lovely bakers and a couple of small coffee shops and a general store - although when we visited they had no milk! We found Royal Cars very reliable when we needed a taxi - not often as the buses were great. A taxi to the station was £8. When planning your visit around Oxford be aware of serious traffic holdups particularly around the evening rush hour.
Overall our stay was great. We slept ok. Our room overlooked the garden and was comfortable and quiet. The only thing we didn’t like was that the room wasn’t serviced during our stay (4 nights). This meant that we ran out of milk sachets for coffee on our second day & they weren’t topped up. Had there been a mini fridge in the room, we could have bought a carton of milk from the supermarket & it would have kept fresh in the fridge.
