Additional supplies or replenishments to those listed above will be the responsibility of the guest; one (1) garbage bag.

However, the guest is responsible for washing linens and towels after each use because we do not provide new linens or towels for extended stays.
VACATION RENTAL TERMS AND CONDITIONS

RENTER REQUIREMENTS: For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit cardholder. The person placing the reservation agrees to abide by the terms and conditions of this agreement and ensures all other occupants stay by these terms. Orlando Fun Rentals LLC only rents to responsible adults over 21.

LIABILITY: Each unit is privately owned. By accepting this reservation, guests assume all risk/harm from using the premises. Orlando Fun Rentals LLC is not liable for any accidents, injuries, illnesses, or loss of personal belongings or valuables that may occur while on the premises.

AVAILABILITY: In the unlikely event that your booked property becomes unavailable due to circumstances beyond our control, we will make every attempt to move your reservation to another similar or upgraded property at the same or another of our resorts should no property at the same resort be available. In the case of an upgrade, no additional fees will apply.

PARKING: Vehicles are to be parked in designated parking areas only. RV campers, trailers, and tents are not allowed on the premises. Any illegally parked vehicles are subject to towing at the owner's expense.

NON-SMOKING POLICY: Smoking is not permitted inside any of our properties. We will charge a US$500 ionization fee if smoking in the property is detected.

AIR CONDITIONING / HEATING: All properties have central A/C and heating. Guests agree that A/C shall not be set below 70 degrees Fahrenheit, heating shall not be set above 80, and the fan setting shall be set to "Auto." If the thermostat is set lower than 70 degrees, it may cause the A/C unit to condensate or shut down. All doors and windows must be closed when either heat or air conditioning is in operation. Guests will be responsible for any repairs required because of extreme temperature settings.

MAINTENANCE: All guests must maintain the upkeep of the property and all furnishings. The property should be kept in the same condition as initially received. Upon arrival, guests are asked to inspect the property and report any noticeable damage/malfunctions to the property manager. Do not move any furniture. DO NOT FLUSH anything other than toilet paper. Guests will be charged if any flushed products clog the septic system.

SECURITY: Guests must look after their property's security by locking doors, windows, garage doors, etc.

LOST ITEMS: Management takes no responsibility for lost, stolen, or abandoned items. Please report any missing items; if found, we will gladly return them for the cost of shipping.

HOUSEKEEPING: Daily housekeeping service is not included in the daily rental rate but may be requested for an additional fee. We do not provide extra bedding sheets or towels. We do not permit towels or linens to be taken from the units. We may assess a linen fee for excessive makeup or stains. The amount charged will depend on the damage and loss extent.

TRASH DISPOSAL: All garbage must be stowed in the proper garbage receptacle. At Resorts that offer daily trash collection, the collection begins after 11 am, seven days a week, excluding holidays. Please bag and tie all waste. Loose items are a safety hazard and will not be collected. Do not include needles or other sharp objects. Please break down all the cardboard boxes.

SUPPLIES Orlando Fun Rentals LLC provides each property with a small starter kit, which includes: 1 hand soap/shampoo/conditioner/roll of toilet paper per bathroom; 1 sponge/dishwasher detergent/paper towel roll in the kitchen; 1 laundry detergent. Should supply items run out, it is the responsibility of guests to get additional supplies.

ACTS OF GOD: No refunds will be issued for Acts of God (e.g., storms, tornados, hurricanes, etc.) unless the state or local authorities have issued a mandatory evacuation in a "Tropical Storm/Hurricane Warning area." In the event of such an occurrence:
a. Guests will receive a partial refund in a registered booking for unused days.
b. Guests will be refunded for any advanced payments collected/deposited for a registered booking scheduled to begin during a broadcasted mandatory evacuation.

PETS: Pets are only allowed on the property when arrangements are made before arrival and authorization is received. If pets are permitted, a non-refundable fee of US$125+tx per pet is required for post-stay sanitization and possible odor removal. A maximum of 2 dogs up to 35 lbs each are allowed. Guests assume full responsibility for any damage caused by their pet(s) to the home or its content. No Exceptions. Special accommodations can be arranged for Service Animals.

OCCUPANCY: By Florida law, guests may not exceed the maximum occupancy rate listed for each property (including infants and children). In the case of non-compliance, guests automatically forfeit all payments, rendering the rental agreement null and void. Orlando Fun Rentals LLC reserves the right to terminate any rental agreement and evict guests from the property who are found in direct violation.

COMMON AREAS RESTRICTIONS: All recreational and common areas, including the gym, community pool, sports courts, and playgrounds, are for registered guests only.

UNLAWFUL ACTIVITIES: Using illegal drugs or disturbing neighbors is prohibited. In the case of such an occurrence, the authorities will be immediately contacted, with guests automatically forfeiting all payments, rendering the rental agreement null and void.

COMMUNITY POOL HOURS: Resort pools are generally open from dawn to dusk daily. Swimming at night or in inclement weather is prohibited. Hours are subject to change, so be sure to check at the clubhouse before making any plans for the day.

POOL/SPA SAFETY: Use of resort and private residence pool(s)/spa is at each guest's discretion. All posted safety rules must be followed (e.g., no running, adult supervision required for children, etc.) Eating, drinking, or chewing gum in the pool(s)/spa(s) is prohibited. Glassware in pool areas is not permitted. Whenever applicable, guests must keep pool gates locked and permanently secured.

POOL/SPA HEATER (where available): The heating of the private residence pool/spa is not included in rental rates. Please contact our staff and arrange for pool/spa heating before arrival. Guests agree not to tamper with pool heat controls or manipulate the heater in any way.
Make yourself comfortable in this air-conditioned condo, featuring a kitchen with a refrigerator and an oven. There's a private balcony or patio. A flat-screen television is provided for your entertainment. Conveniences include a desk and a microwave.

Rocky Check-in but great after that
So our check-in instructions were clear and thorough, but the condo door code would not work. Since we arrived in Orlando around 5:30 Wednesday afternoon after a full day on the road, we were tire and ready to settle in. I attempted to contact the rental company on all 3 numbers given for business hours and after business hour with no success. I left messages and texted to different numbers given with no response for over 30 minutes. I resorted to contacting VRBO directly, which is a hassle because you have not only have to verify your identity (expected) but you have to send them proof of payment even though you rented via VRBO. Luckily I was able to locate the charge on my cc account and send them a screen shot. This process took another 15 minutes or so and the VRBO rep attempted to contact the rental company with no success. He was beginning the process of finding me another place to stay, when finally someone from the company called him and when connected on a three way call told me that the door code had Ben “unknowingly “ updated and I had not been notified or send new checkin instructions with the correct code with no apology. Finally, after over an hour, we were able to gain access to the condo. Our stay after that was problem free and the condo was clean and as expected. We enjoy Vista Cay mainly because of it’s proximity to the convention center and universal. The price is pretty fair and gives you a kitchen and laundry which we enjoy over a hotel stay.

Roaches Roaches Roaches everwhere! Every single evening when we would get back at the end of the day and unlock the door and turn on lights there were roaches everywhere in the kitchen and front hall. Every morning when we would get up and turn on the lights, the roaches would be on the kitchen counters and on the floor on the walls and surrounding areas. It was disgusting !!!! Master shower water faucet had a continuous extremely load screeching every time the water was on. Lighting in every room was way too bright LED. No soft lighting anywhere, no dimmers or soft lighting to allow you to relax. No night lights. Mattresses on all 3 beds were horrible. Pillows were ever worse! I used my dirty clothes rolled into a t-shirt as a pillow and it was better. Condo itself was very pretty and nice location. But dealing with excessive roaches, and terrible bedding was very disappointing!

We had a great time at this condo. Close to Disney, universal, top golf, the ocean, and a nice paved path around the pond. Everything that we were looking for. Pool was nice and had a tiki bar open with some food for purchase also. We had a great time and I will stay here again if we ever come to Orlando.

I had a wonderful time at Vista Cay. The unit I stayed in was attractive, clean, and the grounds were beautiful. Walks around the lake or along the shoreline were enhanced by wildlife. Staff was friendly and helpful. The spectrum tv was very slow and shut down often but tv was not a priority. One star ratings designate—does not apply.

Overall a pretty good experience at this property. We liked being close (ten minutes) to Universal Studios. The pool/bar area was clean and fun. Inside the home was clean and comfortable. Two downsides are that the internet is slow and spotty, and the upstairs neighbors were very loud.

Winter getaway from Ohio
This was the first time we spent two winter months in Florida since my husband’s retirement this past year. Overall we were pleased with the unit although there were several items which we discussed with Nina in property management. Lejandro was very friendly and responded promptly to the issue we had with the door lock (new batteries), various light bulbs replaced and tiny ants in kitchen. These issues were taken care of immediately and had no further problems. Although most people probably eat out while visiting Orlando, we would often cook our meals. The kitchen cookware and utensil selection was rather limited and some needs replacement. We had a great two months and enjoyed the walking trail. beautifully landscaped grounds and heated swimming pool. The weather was perfect, especially compared to the snow, ice and sub-zero temperatures our neighbors had back home.

Not bad for the price
Great location, close to grocery store and restaurants. Although property was clean, there were splatters on a few of the walls, stains in the tub, and several light bulbs out. There was a severe ant infestation in the kitchen, which would have bothered me if we'd planned to cook or eat in at all. Not sure if the neighbors below were vacationers or permanent residents, but their children started screaming daily before the sun was up, followed by the mother screaming and slamming things around most of the morning.
