Nestled within the grounds of Intwood Farm, The Old Corn Store is surrounded by lush fields where first-class meat is produced from meticulously nurtured cattle, sheep, and pigs. This 450-acre working farm, located just outside the village of Intwood and within 5 miles of Norwich City Centre, is a truly special place. It features environmentally sensitive areas with wild orchids and ancient woodlands (not open to guests), a Site of Special Scientific Interest (SSSI), and participation in Defra's higher-level stewardship scheme.

Venturing a bit further, you're only a little under 5 miles away from Norwich City Centre, highly sought after for its exceptional array of bars, restaurants, pubs, cafes, and diverse shopping options. Whether you're a shopaholic, history buff, or a keen foodie, Norwich has something for everyone. For history enthusiasts, the magnificent cathedral, built in 1145, stands as a captivating landmark popular among both locals and tourists. Exploring the expansive cloister is also a worthwhile experience.

Located on the outskirts of Norwich, Norfolk, Intwood Farm is a 450-acre mixed arable and livestock farm. The owners are passionate about their animals and are members of the Rare Breeds Survival Trust. A strong and growing demand exists for meat products sourced from Intwood Farms. They are proud to have been able to convert their service by converting a redundant dairy into a state-of-the-art butchery, which opened in March 2020.

Aside from this, they also have a light-land farm which grows barley, potatoes, sugar beet, maize and rape, as well as stubble turnips providing winter grazing for the cattle. The increase in the number of animals on the farm has enhanced the level of fertility and improved soil structure. As a result, arable cropping has been significantly enhanced. In addition to this, the farm has environmentally sensitive areas of wild orchids and ancient woodland. It also boasts a Site of Special Scientific Interest (SSSI) and is in Defra’s Higher-Level Stewardship scheme.

Our expert butcher provides quality products from our home-reared cattle and locally sourced pork, lamb and chicken. Intwood Farm is Red Tractor approved and has a high health status, having CHeCs Herd Accreditation.

Getting here -

As you arrive at Intwood Farm, you travel up the long rural driveway and will see the home on the left at the end of the drive.

It has two parking spaces and is very private and secure.

After you park, you can enter via the key box code (sent after booking).

You enter and will be in an open plan, stylish and bright, high-ceiling kitchen, dining, and living area. Everything you need for a short break or long stay is provided, including all cutlery and cooking utensils.

You can help yourself to the tea and coffee facilities provided for a nice cuppa after arrival.

On your right is the utility room with a WC.

You can see rural greenery, a cute garden area with outside furniture, and a patio from the large windows.

Going through the bedroom with a super comfy double bed (all linen and towels provided), you will see an ensuite bathroom complete with a bath and overhead shower.

Intwood Farm offers a convenient location, just about 5 miles from the City Centre, easily accessible with a quick 14-minute drive.

It is also 7.4 miles away from Norwich Airport, taking approximately 20 minutes by car.

For those interested in Eaton Park and Eaton Golf Club, they are conveniently located 3.2 miles away from the farm, accessible within approximately 10 minutes of driving.

You will always check in to a clean property and don’t have to worry about cleaning up before you go. This is all included in the cleaning fee.

By the time you arrive, you’ll receive an email with a key code from the key box and all necessary instructions on how to access the property. But just in case you have any questions, we are always a call away.

We have a few rules to ensure we keep our properties in the best condition for your arrival.
1. No smoking, please. (apart from the outside areas - use the ashtrays provided)
2. No pets.
3. Maintain the property in good repair during your stay (as you find it upon entry).
Quiet hours are between 9 pm and 8 am on weekdays and 11 pm and 8 am on weekends.

And you don’t have to worry; we know that accidents occur occasionally, resulting in damage (we would not charge for one-off crockery breakages, for example). We kindly ask if anything does get broken to let us know before checkout. We are very understanding and responsible for keeping the property in good repair for all our guests.

We require digitally signed terms of stay the first time you book with us - send via an email link. This helps to ensure the property is kept in excellent condition for all our lovely guests to enjoy.

A nice quiet, clean property with plenty of parking. It is quite a remote location and you do need to drive to get to shops etc unless you want to walk down country lanes without paths. Facilities in the property are satisfactory however. My only criticism is the check in procedure which comes from the management company. The property requires full payment for the stay up front and then the day before checking in they require you to fill out a 21 question form and then pay an additional £100 deposit that is then returned within 10 days once the cleaning team has confirmed the property is left in adequate condition. I’m sure this isn’t a problem for most people on holiday but for anyone staying away regularly for work purposes this check in process is not hassle free and would be a consideration when booking in future.
