We offer complimentary passes for 3 guests to visit the Carnton Plantation, Carter House and Rippa Villa and have a backyard homestead with hens you can feed grass or herbs from our garden.

We offer you three free passes to three of the three most popular historic tourists destination around Franklin; the Carter House, Carnton Plantation, and Rippa Villa.

There are separate quarters on the property, including a guest house (Franklin Farmhouse). Each has has its own private entrance, and designated parking space(s). Every shared wall in the main home has been doubly "soundproofed" providing significant sound suppression so each guests can peacefully enjoy their own private space and experience. Still, we ask to please be mindful of other guests, and try to keep noise at a considerate level.

Feel free to play and explore the grounds at your leisure. You have full access to the guest home, parking, the fire pit, garden, chicken coop and children's swing. Make yourselves at home!

You're our guests so we provide as much, or as little, interaction as you wish. Should you need, we are always available by phone, text, or direct message through the app. Whatever's most convenient for you!

The sights and sounds of bustling downtown Nashville are a mere 25 minute drive, the heart of Cool Springs with its food and shopping is just 10 minutes away, and Historic Main Street of downtown Franklin is a quick 5 minutes away.

Set in the charming town of Historic Franklin, TN, the house is a short drive away from a variety of restaurants, historic sites, and parks with walking and hiking trails.

Known as Main Street, USA, Franklin epitomizes southern charm with its quaint historic downtown, cozy shops and award-winning eateries. Enjoy the surrounding farm landscapes and quiet pace.

Your stay is central to a wide variety of venues, activities, shopping, walking trails, tours, eateries, and sight seeing. If you want to be near to everything, but just enough away to enjoy a simultaneous "escape" then you will feel perfectly at home here to enjoy and unwind. A car is recommended with free designated and private parking on the property.

Any air mattresses included in your stay include an auto inflate feature to maintain your desired level of firmness throughout the night, as well as a headboard to keep your pillows in place.

We also offer firewood for sale if you would like for $19 a bundle. It includes seasoned hardwood, fat wood kindling, lighters insect repellant and is found right outside your door.

The fire pit is just outside the residence with a table and four Adirondack chairs. There are strings of lights overhead for an intimate ambiance.

If you decide to bring you're own firewood, all we ask is that you purchase it locally to help restrict the transfer of non native insect species to reduce the impact of our forests, which has been significant in recent years.

Please make the reservation for the ACCURATE number of guests who will be staying there. This is important for cleaning, and supplying towels and linens not only for you, but also our next guests.

If you smoke or vape, you can do so through the fence around the BACK outside the view or smell of children. Please ensure that all cigarette butts are disposed of properly, but disposed of OUTSIDE of the residence. Thank you!

We love dogs and allow them on a case by case basis. There is an up front pet fee and pet rent per night. They must be current with all vaccinations, wellness, and GROOMING protocols before arrival, including bathing, brushing, and flee and tick treatments. All dogs must be CRATED at all times while you are away from the residence. The pets must stay OFF of all furniture at all times when they are not crated. They must be LEASH walked regularly, and PICKED UP after. Any accidents or pet damage must be REPORTED immediately at the time of occurrence so preparations can be made to properly address and remediate it. Cats, Pitbulls, Pitbull mixes, or unknown mixes are unfortunately not allowed at this time. All pets must be PRE-APPROVED prior to booking. Thank you!

There is a zero tolerance policy regarding drug-use and illegal activities. The grounds are monitored at all times by a video surveillance system as well.

Very nice place
My husband and I thoroughly enjoyed our 2 night stay. We eggs from the chickens for breakfast, which we thought was cool. The home is cute and comfortable. The bed and couch are quite comfortable. The best thing about this house compared to other vacation rentals is that basic supplies are provided for you. I've stayed at properties where I had to buy trash bags! There were little necessities provided like a few toiletries, dish soap, trash bags, and salt and pepper to name just a few. This makes a stay so much easier when you don't have to go shopping for necessities. The host checked on us through message on VRBO several times. We had no issues during our stay, but he was very responsive if we had. Overall excellent little place. I will note, there is no tub only a shower in case that would be needed, it wasn't for us.
