In the glorious hills of Montespertoli overlooking an ancient Castle, in one of the most beautiful position in the area, a top of a hill, stands the pretty Villa I Leoni, a charming and authentic old manor House that dates back to the XIX century.
On one side it was built on a large tabernacle of 1700 that was removed for the renovation of the villa. It is located in one of the most quiet locations in the area on top of a hill surrounded by a ring of hills around.
The villa has very fast and easy access to Central Florence which stands 20 km away. Due to its position and to the many trees around the villa the place and the interiors are cool, so when you come back from a day trip around the places of Tuscany you can refresh and relax enjoying the peaceful Tuscan countryside. Surrounded by olive groves and vineyards, the villa stands in panoramic position offering a magnificent view of the Tuscan countryside stretching as far as the eye can see.
Away from the city It stands between Florence, Pisa and Sienna, Central place in Tuscany to visit almost its major cities and near many small, quait villages with small roads. The area is also particularly attractive for the glorious blu skies, sun, smell of the country, food, wines and olive oil. The 19th-century villa is surrounded by a wide fenced garden with a swimming pool, furnished with sun loungers and sunshades, and barbecue ...equipment, for pleasant meals in the open air. In the past, the small chapel of the nearby monastery of the Calvane nuns stood on the estate. The chapel housed the painting called 'Madonna della Neve' (Our Lady of the Snow), to which the building was dedicated. Numerous panoramic pathways stretch around the villa for guests to stroll or mountain bike on the gentle Tuscan hills. Tennis courts and two riding stables in the neighbourhood.
ACCOMMODATION:
The villa, whose entrance is decorated with two 17th-century statues representing two lions, is divided into six apartments of different size, each one with its kitchen, full bathrooms with shower and all furnished in the typical Tuscan style and it's rented all together. All the apartments are provided with satellite TV and Internet connection and one of them is accessible to disabled people.
There are 9 double and 1 twin bedrooms that from 2019 they boast new beds with very comfortable mattresses 26 cms high and 9 bathrooms (each one with shower, bidet, wc). On the ground floor there is the larger apt. with three independent entrances and easy access to the garden, a very large dining room of 45 sq. meters suitable for 30 people and a large equipped kitchen (25 sq. meters where usually guests cook for all the group) with 5 ring stoves, OVEN, fridge, freezer, dish washer microwave, toaster, coffee maker and kettle. Large private shaded garden with long table and chairs to dine al fresco. Barbecue equipment. private swimming pool.

The owner lives in a separate part of the villa and every day he is cleaning garden and pool. The privacy of the guests is assured.

Within walking distance (800 meters) there is the little village of Montagnana where you can find the Post Office, a cafe, a good restaurant and a pizzeria; in the area there are some very good restaurants and pizzerias, with local dishes and and we are very glad to suggest you some of them. A supermarket and other shops in Montespertoli 4 km away.

Beautiful Farm House, incredible views
The biggest issue that I had was the information that I received about the bus was totally misleading . It says there is a bus down the street… it’s a 10-15 min walk. Oh and it only comes 2-3 times a day and forget about getting back there on the bus. So 1/2 of us came unprepared to rent a car. You must have a car unless you don’t plan on leaving. I can tell you a cab will come and pick you up, the one way trip to Santa Maria Novella is @ 70-80 euro per cab. We could fit 4-6 people and the fee was the same. Other than that the only other issue was lack of towels per guest , everyone was complaining they needed more towels and they were not easy to get . But overall amazing place for a big group , and very very affordable .

The villa was a combination of multiple separate apartments, which allowed for plenty of comfort and privacy for our big group. The main floor apartment had a dining table and living space that could fit all of us when we wanted to gather. We took advantage of the pool (a bit of a cold plunge, since we were there in the spring weather), and admired the lovely views of the countryside from the outdoor areas. The location is very easy to get to from Florence. Our group went to Siena as a day trip as well. We even enjoyed walking down the street from the villa to a beautiful castle with a lovely restaurant and terrace for drinks. One note is that some of the bedding could use an update, but we still had a great stay.

This is a great place to stay with multiple families. You are all together but have your own separate space and kitchen. We stayed here with family and attended our sons wedding nearby!! There is a great restaurant that we drove to not far from the Villa that I highly recommend: Osteria Del Tempo Perso - Montespertoli FI There is a Coop about 15 min drive and 25 min to downtown Florence

Stay at Villa I Leoni
We stayed at Villa I Loeni for a month and it was fabulous. The property is very clean and the set up is perfect for larger groups. All have own rooms (apartments) with really comfortable beds and a large area to congregate. Perfect for bringing in Chefs or other cooks like Pizza parties. Great pool and area allows to view both sunrises and sunsets. Property is located in a great area, with access to nice restaurants. Located to many cities that you want to visit during the day, and provides a quiet place to return to at night. Owner is around to ask questions about property or local area as needed. However, he stays in the background and is not intrusive. Highly recommend, particularly for bigger groups

Very central to everything.
Great set up for many families to enjoy with having their own areas to chill out or all together down stairs. It worked really well for us as we had 4 families staying at the one time 11 people in total but big enough for all to be together for meals ect. Very central to all of Tuscany as we did daily trips to Sienna, Luca, Pisa, Florence, San Gimignano and more. The kitchen is very well equipped and the pool was always clean. The WiFi could do better as it was always dropping out. All in all very nice Villa and we will be back. Thank you so much Sergio. Peter and Abby Johnson and family.

Very nice villa conveniently located in a central area of Tuscany
Great villa with plenty of rooms to host a large group of family or friends.The villa is conveniently set up in imdependent apartments with common spaces to get together. We enjoyed the villa, the pool and the convenient location to visit Lucca, Pisa, San Gimignano and Siena. And Montespertoli's wine festival ! Sergio was a great host, easy to communicate with and with answers to all our questions. Overall, great experience, we enjoyed very much our stay at Villa I Leoni and would definitely visit back.

From Hawaii to Tuscany
We were a group of 12 adults- 10 of which travelled all the way from Hawaii to stay at Villa I Leoni! Though the weather was not in our favor at all, we were still able to profit from the many perks of the villa- location to SO many great places, Loredana (the private chef recommended by Sergio), and the great space offered for us to enjoy together. We had a short moment when we could sit and enjoy the sun and pool- and I know we missed out on something super special not being able to use it more!! Some hiccups- the place is a little older than we expected and we had quite a few plumbing issues (a leak discovered during our check in tour, many showers not draining, etc.) and the wrong Wi-Fi information given. Despite that, the place was fantastic and our family enjoyed our time. Groceries are easy to get, the town about 10 minutes away has fantastic options for pastries, and you can visit so many wonderful places that aren’t too far (Vinci and Certaldo are highly recommended to add to your list!)

Great central location in Tuscany!
Myself and 9 others stayed here for two weeks for my 40th birthday. The villa was everything we had hoped for! As previous reviews have stated, the villa was divided into separate "apartments", each with its own bathroom and living space. The main area of the house had a decent size kitchen and living space, making it perfect for communal gatherings each morning and evening. This setup worked out perfectly for us since it allowed us to spend time as a group yet allowed us privacy. I will state, however, that guests should manage their expectations as this is a 300+ year old villa, not a modern build. The villa is located right in the heart of Chianti country. The Frescobaldi winery (one of the largest wineries in Italy and 700+ years old) is about 2 miles away. Florence proper is about a 30-40 minute drive through beautiful rolling hills and quaint villages. We did day trips to Ricasoli winery (the oldest in Italy and the 4th oldest in the world), Siena, Livorno, and San Gimognano; several in our group took the train from Florence to Cinq a Terre, Venice and Rome. Sergio was always available to help with any issues. He made arrangements for airport transfers, to and from the villa. He referred us to Loredana, who held a cooking class/dinner for us that was absolutely fantastic! I would recommend this villa to anyone who is looking to explore Tuscany and beyond!

Wonderful while rustic with all amenities
We rented the entire property for a week in June 2022. The place is rustic but comfortable. The host is kind, attentive, and helpful. I am an experienced traveller and having been a tour guide for many years and having visited Italy literally hundreds of times, I noticed something unusual: the host (Sergio) goes out of his way to make sure that his guests have all their questions answered and needs met. His living on the property did not impede on any activity on our part. I recommend Sergio and Villa I Leoni in Montespertoli without any reservation. He also has many contacts in the area for food, wine tasting, etc...

Beautiful setting. Rustic Villa
There were 20 of us for 2 weeks. We had a fabulous trip. Sergio, our host couldn’t have been nicer and more helpful. One of our friends had to be treated a at the local hospital. Sergio went to the hospital to make sure everything was ok. He Also made reservations at a local vineyard for wine tasting and a light lunch. One of our best days. The Villa was perfect for our group. The pool is beautiful, the kitchen well equipped, the bedrooms decorated in typical Italian decor. The ground floor has an accessible suite and other bedrooms were upstairs. There is also a wonderful 1 bedroom cottage which was charming and in demand The grounds are picturesque Filled with olive trees and next to a wonderful vineyard. Villa Leoni is in a wonderful location we could drive to many small towns. Also just 30 minutes from Florence Airport and about 50 minutes from Lucca and Pisa. It is the perfect spot to immerse yourself into the culture and beauty of Tuscany. Thank you Sergio for sharing your home with us and being so helpful and kind.

Rustic Italian Charm
Thank you to Sergio for making our Family Vacation a trip of a lifetime. Our family of 19 from ages 2 to 76 loved our stay at Villa Montefugoni. The individual apartments made for personal space for those not wanting to be up early or stay up late to be disturbed. The large kitchen and dining made for wonderful family dinners. The outdoor space and swimming pool were used everyday and the view couldn’t have been better. Walking distance to wine bar and restaurant as well as dining at the castle made for beautiful memories. Location made day trips easy. From to Pisa to Siena and the coast to Viareggio. For those wanting to experience Italy away from the hotel life I would highly recommend Villa Montegufoni

Our family of 17 ... grandmother, children and grandchildren had a lovely week enjoying being together at this traditional Tuscan villa . We had no transport so walked to the two closest villages , caught buses , were taxied by the wonderful Sylvia and Roberto and Sergio and his son took us shopping. The nearby castle was a beautiful place to go for evening drinks . Most of our time was spent at the villa enjoying the lovely swimming pool amongst the olive trees , playing games , eating , drinking and chatting! Sergio had bought a boules set so we had an exciting family tournament ! The separate apartments in the villa worked perfectly for us ,as some stayed up late and others rose early . In August it was hot and the mosquitoes were waiting for us , but they did not spoil our wonderful family get together! It was great to have Sergio close by to sort out any problems , he was so obliging and made our holiday one to remember... thanks Sergio.

A lovely week for the most part
Villa Leoni is a very nice property, and the owner, Sergio, and his family are lovely. A few things -- not necessarily negative but just unexpected -- surprised us. If you have a big group that would like to vacation together BUT like a good deal of individual privacy, this is great for you, because the original villa has been separated into ten entirely separate apartments with either one, two or three bedrooms, each with their own kitchens and bathrooms. For us, though, this was disappointing, as our big group loves renting intact big historic homes, where we all saunter down to the main kitchen in the morning, and we all hang out in the big lovely big living room in the evenings.. The point of these trips is to all come together, and the complete separations and no real indoor common space was an impediment to that. Again, this is NOT a negative -- actually it could be a GREAT feature -- IF your group wants more individual privacy than we do. The misunderstanding may be "on me" for misinterpreting the description. Past villas have used the word "apartment" for bedroom suites that were still part of the original architecture, so it didn't occur to me that this one would have been so separated. Another surprise is that Sergio's family lives in the villa itself. I'm not sure if the ad said "owner on site" but even if it had I would not have thought that the owner would be living there in the midst of us -- "owner on site" generally means in a separate house on the property. Sergio was lovely and accommodating in every way however. He immediately responded to every request, both in emails before the trip and while there. The local chef he recommended (Loredana) to cook our first dinner for us was FABULOUS -- a completely sweet person and AMAZING chef! The pool filter was broken while we were there, and the whole pool was surrounded by a rickety wire fence, so it was not as enticing as it might have been, though they were working on fixing the filter. Friends renting Sergio's smaller house nearby had a beautiful clean pool, so the filter problem in the big villa was probably just temporary. Location was great, with Firenze 40 minutes away and an abundance of small towns and large towns within easy reach. To be noted is that Villa Leoni is considerably less expensive than other villas of the same size, so taking this into consideration, it was a VERY good value, a VERY pleasant clean place, and a VERY nice owner.

Our family of 13 had a great stay last week. Sergio put us in touch with a wonderful chef, Loredana, and we really enjoyed our tour guides, Silvia, Roberto and Lorenzo recommended by Sergio. We hated to leave.

What a great place for a large family vacation!
What a wonderful destination for a large family vacation. We rented the villa out for two weeks at the end of November and early December. We dealt with some typical Fall weather. Some days were cloudy, some days we encountered lite misty rains. Most days we had at least some sun. The villa is exactly what it appears to be in the pictures. It isn’t a new and modern hotel. It’s a charming house in the country with a great kitchen and dining area. My family is all cooks; some professional, and all talented. We brought a few of our own cooking knives and a large do-it-all all pot. We could’ve gotten by with what is at the house but this made it much easier for us. It’s a rental house and we never expected it to be outfitted like my own kitchen so we planned ahead. The outside area is a beautiful place to eat, drink a glass of wine and read a book or enjoy a conversation whilst looking across the olive groves. There’s even a grill that we used a few times to cook vegetables, the delicious local sausages, and a few 1 kilo steaks. Everyday we took day trips. We went to Pisa, Sienna, Cinque Terre, Venice, Florence, and The Vatican(stayed overnight in Rome for a night prior). There’s a train station in Empoli, and another in Florence, that can help you get around the country but we mostly relied on our rental cars. There is so much to see that I never felt like we ran out of things to do. Sergio was a wonderful host and if we ever needed anything he was always available to answer our questions or fix any small problem that arose.

Very nice spacious villa with large pool
We stayed at the villa in June 2018 and we loved it. There was 11 of us including one year old girl. Sergio was very nice with providing us with everything we needed and his Mom helped us with a grill when we could not figure out how to use it, There are plenty of rooms and bathrooms that are clean and comfortable. The pool is large and we had lots of fun swimming there.

Perfect property for a group of Friends
If you have a large family or group of friends travelling together, this is a perfect villa. Just outside of Florence, it provides central access to all that Tuscany has to offer. Our group used public transportation and hired transportation at reasonable costs and it all worked well. Having your own vehicle would make things easier but we were a group of seniors that were reluctant to drive ourselves. Sergio is an excellent host and looked after every need of the group.
