Formerly a Hilton property and now a fabulous Outrigger property, all of the units at KBR appear like hotel rooms. However, they have privately owned "condotels." The resort operates very much like a luxury hotel, though the unit is unique because it was COMPLETELY RENOVATED in 2020 and updated, including paint, artwork, furniture, and luxury vinyl plank flooring.
How does renting our unit via VRBO differ from renting through KBR's website or other travel sites? With us, you will know the exact room and location you are getting instead of finding out upon arrival what your room looks like and what your view will be, which could be on the opposite side of the resort, looking at the parking lot and dumpsters. And even more importantly, all the money saved with lower nightly rental rates and not paying KBR's extra charges such as $40/additional person/night, $40/night for a roll-away bed, and KBR's daily resort fee of $30/DAY. Through us, you have access to all of the resort's amenities except for the hotel shuttle, 7:00 a.m. yoga, or the occasionally offered hula or lei-making classes. Another difference is that we do not provide daily maid service but charge a fee when booking for a cleaning that is completed after you check out to ensure our unit is cleaned and sanitized for all our guests upon arrival. However, you may request a mid-stay cleaning for an additional $60 (a good idea if there is too much sand in your room) or extra towels for $25 (we recommend this as it is very humid and nothing dries quickly). We ask that you make your requests to us when booking so that we can schedule that with our cleaning crew during your stay. Please also note a parking fee of $35/day plus tax charged by the resort to all KBR guests with cars, which is paid directly to the resort upon check-in. This fee is subject to change without notice.
FAQs - FREQUENTLY ASKED QUESTIONS
WHAT'S THE BEST THING ABOUT THIS CONDO?
The location is fantastic.
The prices are very reasonable.
Since the condo is at the beach end of Bldg 1, it's about a 1-minute walk to the beach! Views from the lanai are great, with a partial view of the ocean, the beautiful lagoon next to the building, and the interior area of the resort with the pools, waterfalls, spas, poolside bar, and pool lounge area - the so-called "fun zone." It has a fantastic ambiance and beautiful views of the fun zone inside the room!
DO ALL THE UNITS HAVE A VIEW OF THE OCEAN?
No. While the resort is situated right on the beach, its shape is like a large "U" with the opening toward the beach and the pool area in the middle. Our unit is on the 2nd floor of Building 1, which is very close to the beach. It faces the interior pool area with a partial but very pleasant view of the ocean, the pools, waterfall, spas, and a lagoon next to the building. The Mountain View units face away from the beach or the interior area, and the Lagoon View units that have a view of the lagoon area are between the resort and the Kauai Beach Villa condos. Some units directly face the fields next to the property.
DOES THE UNIT HAVE A KITCHEN?
No. These were previously hotel rooms, so they do not have kitchens.
CAN I COOK IN THE UNIT?
No. Local fire ordinances do not allow cooking in the rooms. A microwave in the lounge area of the 5th floor of Building 2 can be used. We also replaced the mini-fridge with the unit to a 3.5 cubic foot fridge with plenty of room for sodas, fruit, sandwich meat, and that bottle of wine to sip on while sitting on the lanai enjoying the view.
DO I NEED A CAR?
I recommend that you have a rental car. While the resort has everything you need to relax and have a great time, a vehicle will allow you to take in the popular attractions and buy groceries, supplies, etc. There is an on-site Enterprise car rental agency if you want a car for a day, but the rates are far higher than renting at the airport. It's a viable option for a 1-day rental, though.
IS THERE FREE SHUTTLE SERVICE FROM THE AIRPORT?
No. Roberts Hawaii shuttles are available for very nominal rates. Call (808) 439-8800 when you arrive or make arrangements through their website (www.airportshuttlehawaii.com/shuttles/kauai). Uber and Lyft are also now operating on the island!

ARE THERE BEACH TOWELS TO TAKE TO THE BEACH?
Your stay includes free towels, which you can use at the pools or to take to the local beaches. However, you will be assessed a $25 fee if the towels are missing while the cleaning service performs the check-out cleaning fee.
WHAT IS THE RESORT'S BEACH LIKE?
The resort is located directly on a 3-mile stretch of beautiful beach, perfect for long walks. While the beach is scenic, it is not considered a swimmable beach as it has quite a bit of coral that can cut your feet. The surf can also be challenging for most. It has some sandy areas, but it's best to go to one of Kauai's famous beaches for swimming.
DOES THE RESORT CHARGE A RESORT / CHECK-IN FEE?
Yes. The resort does charge private owners a resort fee for each stay, and we charge a fee when you book. We pay this fee directly to the resort on your behalf when we send in the reservation. (Guests renting directly from the resort or retail travel sites pay a hefty daily resort fee in addition to a MUCH higher rental rate!)
DO I HAVE TO PAY FOR A DAILY PARKING FEE?
Yes. If you have a car, the resort charges $35 /day for parking in their lot, which entitles you to the valet service. This fee is paid by the guest at check-in.
WHY DO THE RATES KEEP GOING UP?
The rates have been going up exclusively because our costs keep going up. Most of these increases are the property taxes for 2023/2024, which just went up 32% on this unit over the previous year! (The market price did not increase anywhere near that amount!) The association dues, utilities, maintenance rates, and insurance rates have also been on the rise.
WHAT'S UP WITH ALL THE "LODGING TAXES"!?
Hawaii likely has the highest lodging taxes in the country – and they've just got even higher! There are three separate taxes that visitors to Kauai must pay. First, the state charges Transient Accommodation Taxes (TAT) of 10.25% and 4.71% General Excise Tax (GET), which is a sales tax. The county of Kauai now charges its own 3% Transient Accommodation Tax (KTAT). While taxes are necessary, Hawaii seems to rely heavily on tax revenue. The high taxes are also meant to help address the issue of "over-tourism" in Hawaii.

Yes. The unit has a central A/C.
WHAT FLOOR IS THE UNIT ON?
Ours is Unit #28 on the 2nd floor, Building 1 (Unit #1228), toward the end of the building closest to the beach. There are elevators to take you to the 2nd floor.
