Welcome to Harbor House! This 3 story waterfront home combines the luxury of lakeside living with all the amenities needed to have a fun adventure. The poolside patio has an outdoor entertainment area with a built-in gas grill & outdoor TV, & a covered dining area around the private pool. The adjoining garage has been converted to a fun zone containing the provided kayaks, paddleboard, bikes, cornhole, ping pong table & fishing gear along with a 2nd fridge to hold your pool drinks!
The Space:
This 3 bedroom, 4 full bath home sleeps 8 & has balconies on all 3 levels where you can soak in the incredible sunset views of Lake LBJ! An interior elevator located in the garage makes the property easily accessible for all guests and convenient for arrival with gear and groceries!

Level 1 - Private Pool and outdoor entertainment area accessed through the Garage. There is an outdoor dining table with seating for 6 along with lounge chairs to relax poolside or watch the flat-screen TV equipped with Roku. This level also has a propane BBQ Grill ready for your cookout. From here there is a gate that will take you down to the boat lift. The garage is converted into a game room and includes ping pong, basketball hoops game, kayaks, paddleboard, bikes, water toys, fishing gear, cornhole and a secondary fridge close to the pool!
Level 2 - Access via elevator or stairs on the right side of the house. On this level you will find the fully equipped kitchen, living room, full laundry room available for all guests, and a full bathroom. There is a dining room table and extra seating spaces around the island to seat a total of 8.
Level 3 - Access via elevator or stairs inside the home. 3 bedrooms and 3 full baths are located on this level, along with a convenient coffee bar outside of the primary bedroom. We recommend drinking your morning coffee on the private patio. There is also a desk nook and strong WIFI available for those who don't want to fully unplug.

• Bedroom 1: Master with 1 King bed, en-suite bathroom with walk-in shower, and access to private patio with a gas fire pit - Sleeps 2
• Bedroom 2: Queen bed with full attached bathroom - Sleeps 2

• Couch in main living room makes into a bed - Sleeps 2
A few restrictions to make sure every guest can enjoy their trip! No pets allowed. No more than 3 cars allowed per HOA rules. Parking is located directly across from the property. Boat or jet ski trailer parking is located in the front of the neighborhood and requires pre-approval to get the access code. Trailers are not permitted elsewhere on the property and any trailers parked in the non-designated lot space may be towed.
Guest Access:
Guests will have access to the entire home, private pool, boat slip, boat ramp, and amenity center which includes a basketball / pickle ball court, neighborhood pool, and volleyball court. Community Amenity Center is open seasonally from May 1st to Oct 31st.
The Neighborhood:
This home is located on the Colorado arm of Lake LBJ in the Legends gated community, close to grocery stores, restaurants, and entertainment including Legend's Golf Course and local wineries!
Getting Around:
You will need a vehicle to get to this home and around to the local attractions.

Community Amenity Center is open seasonally from May 1st to Oct 31st.
NO PETS ALLOWED! If evidence of pets are found, an automatic fee of $500 charges the card on file.
NO more than 3 cars allowed per HOA rules, parking is located across the street from the property. This house can fit 2 cars in the garage and the other car must be in the overflow parking area. Trailer parking is located in the front of the neighborhood with pre-approval and given the access code, absolutely no trailer parking anywhere else. Any trailers parked in the non-designated lot and space will be subjected to tow.
PLEASE NOTE: There is construction going on from time to time in this neighborhood as it is a new development.
Additional Fees:
There is an additional fee to heat the pool. We do require 24 notice prior to reservation to heat the pool. Please inquire for pricing.
This pool uses a heat pump. Heat pumps capture heat from the surrounding air to heat the pool water. The pumps are designed to raise the temperature of a pool up to the ideal swimming range, between 78 – 82 degrees Fahrenheit and can take between 24-72 hours to reach max temperature.
In lieu of a security deposit we require a $65 damage waiver fee through Safely that covers guests up to $5000 in damages to the property.
As part of our effort to help you relax and enjoy your stay, we insure the property against guest-caused, accidental damage with the Safely Protection Policy. The cost of this protection has been included in a Fee on your reservation.
The Safely Protection Policy covers the cost of repairing damage to the property up to $5K for content and dwelling combined.
The fee for this protection is refundable if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date. Any deductible, minimum claim amount, or cost of repair in excess of the coverage limits will be the responsibility of the Guest, and Hill Country Stays will process the payment using the form of payment on file for Guest.
All refunds will exclude a 5% credit card service fee.
