The villa features an open-plan living room and kitchen, elegantly decorated with modern touches. The living room is furnished with a comfortable two-seater and three-seater sofa, two armchairs, a 43-inch television, and high-speed WiFi, creating a welcoming and cozy environment. Patio doors lead directly to the veranda, where the swimming pool is located, allowing seamless indoor-outdoor living. A pelet-burning stove adds warmth and ambiance during the winter months.

The modern, fully equipped kitchen includes a washing machine, dishwasher, large refrigerator, ceramic cooktop, oven, and Nespresso machine. Additionally, there is a large dining table that seats seven, offering ample space for dining and entertaining.

The master bedroom features a queen-size bed and is decorated in soothing earthy tones, ideal for personal relaxation. It includes a 43-inch television, ample wardrobe space, and a private bathroom with a shower.

The second bedroom, located down the hallway, also has a queen-size bed, a 43-inch television, large wardrobes, and patio doors leading to the pool area. This spacious room ensures a comfortable stay with all necessary amenities.

The third bedroom offers a queen-size bed in a comfortable and spacious setting, a 43-inch television, large wardrobes, and a private bathroom with a shower.

Additionally, the villa has a main bathroom, conveniently located to serve all guests, providing modern amenities and a relaxing atmosphere.

The outdoor pool area is truly enchanting, perfect for enjoying a swim, sunbathing on the provided sunbeds, and taking in the stunning natural surroundings. Comfortable outdoor furniture enhances your stay, allowing for relaxation and enjoyment.

Moving to the back exterior space, a staircase leads to a private retreat featuring a sauna-jacuzzi for unique moments of relaxation. Additionally, there is a seating area where you can spend your time in comfort.
Kakopetria Luxury Villa is ideally located, with various amenities nearby. You can find restaurants such as Ais Giorkis Tavern (270m) and Platinum Restaurant (50m), grocery shops like "Iperagora" (650m), and the Kakopetria Waterfalls (500m) within close proximity.
All passport/ID’s copies for occupants and guests must be provided prior to arrival. No access to the Property can be given until Phaedrus Living has seen satisfactory identification -such determination to be at the Phaedrus Living sole discretion. Lead Guest must be 18 years or above to stay at the Property Any removal of property inventory may be treated as theft. No smoking inside the property. No pets allowed. No loud music or parties allowed. In case of loss of accommodation keys, the service fee of 35- 60 Euros to change the lock will be paid by guest Any illegal activity will result in immediate ejection and notification to the Police. Booking fees will not be refundable by Phaedrus Living in this scenario. Building rules and procedures must be adhered by guests. At the end of the reservation, the premises and its fixtures and fittings must be in the same condition provided at the commencement of the stay. Any breakages, or necessary repairs and replacements will be paid by the guest. Renewal of the reservation is at the discretion of the Phaedrus Living. The guest should inform the Phaedrus Living at least 3 days in advance and it is subject to availability. Payment will be required upon confirmation of the extension of the reservation. If the guest acts against any of the conditions specified above Phaedrus Living has the right to terminate the reservation instantly.
