• Privacy & Security: The property is monitored for security purposes with discreet cameras, ensuring safety without compromising your privacy. Please note, the owner lives nearby and regularly checks the premises to prevent nuisance issues.
• Quiet Hours & Guests: To maintain a peaceful environment, we request no parties or excessive noise. Guests are expected to respect the community, and there is a no-extra-guests policy after 11 pm.
• Parking: The home has space for 4 vehicles in the driveway. Please refrain from parking in front of neighbors’ homes, as this violates privacy rules.
• Mail & Deliveries: For privacy reasons, please do not use the house address for personal mail or packages; a $100 fee applies for unapproved mail service.

About Spa/Pool Heating
We offer two complimentary spa heating days (60+ degree pool temp) 4 hours max.
Heating the entire pool during freezing temperatures can take a few days and requires special attention during heating. Therefore, if it is your desire to swim during winter months, approval and separate fees are required.
1. The spa/pool heats up 2 - 10 degrees an hour up to 104 degrees depending on size and temperature.
2. Pool and spa heating schedule should be arranged with owner before booking.
3. Heating the spa typically takes 1 - 2 hours.
4. We do not allow guests to operate the pool equipment. The pool features are operated remotely by the owner. If the pool heater is not used exactly as suggested by manufacturer, any issues would not be covered by warranty.
5. There is no spa/ pool heating automation schedule. Instead, we use an app to operate the pool features remotely. Please text me between 8am and 6pm to schedule spa/pool heater.
6. We only turn on the heater during warmest daylight hours (11am to 6pm)
7. The filter pump and waterfalls automatically turn on (freeze protection mode) when the pool temperature drops below 40.
8. We will not operate the spa/pool heater in temperatures under 60, lighting or raining. If you are an avid swimmer who prefers early morning or late night swimming, please see house manual for recommended facilities.
9. In the past, unforeseen issues have occurred with the SPA HEATER or POOL CHEMISTRY, (unrelated to weather). If the spa and pool is super important to your visit, please let the host know.

“In cold weather, the pool's filter pump and heater must run during the warmest part of the day to maximize the heating efficiency. Swimming in midday hours, when the sun is at its peak, helps the pool to retain heat. The pool heating system typically requires the pump to be running in order to circulate the hot water. When the pump is turned off, the water may not circulate effectively, which can lead to uneven heating. In cold weather, it's best to run the pump during the warmest part of the day to maximize the heating efficiency. This could be during the midday hours when the sun is at its peak, helping the pool to retain heat. It's also important to consider the specific recommendations provided by the manufacturer of the pool heating system, as they may have specific guidelines for optimal operation in cold weather.”
*Please be respectful of outdoor noise. Quiet time during week nights is from 9 pm to 9 am and weekends is from 10:30 pm to 9 am. If police is called to the property during these times, will result in automatic termination of your stay. If a neighbor contacts me a nuisance complaint, I will immediatley terminate the reservation. No exceptions.
*No unapproved guest, events or pets unless authorized by Host
*We monitor incoming traffic and backyard noise to prevent unapproved parties.
*If you would like to book for a special occasion i.e. photo shoot or small meet-up, please inquire about hourly rates.
*Smoking, vaping, or use of hookah is NOT allowed on the property.
* Serious fine for smoking inside the property or marijuana smoking in the backyard.
*Any food or drink spilled on carpet or visible stains on furniture will result in an additional upholstery cleaning fee.
*There will be an additional fee of $50 every 30 minutes you are in the home past check out time (11AM) - unless prior approval from Host.
*All stained or damaged bedding, bath towels, hand towels, wash cloths, or makeup towels will be photographed and presented to guests following check-out cleaning. You will be required to pay for replacement items needed.
*PLEASE USE BLACK MAKEUP TOWELS FOR MAKEUP REMOVAL.
*We cannot be held responsible for items left behind.
*Guest cannot receive any packages via courier service or the mail, without prior approval from the host. Receiving packages via mail without host approval will result in a $100 fee.
*Any lost or damaged item like, but not limited to television, fan, appliance would incur a fee equivalent to the retail value of that item.
*In order to avoid clogging or other plumbing issues, avoid throwing any kind of objects down the toilet.
