Communication from our host was basically non-existent. He had not confirmed our reservation or given check-in instructions 45 minutes before check-in time, although I had messaged him. We still didn't know if we had a place to stay after driving three hours. I had to call VRBO customer service and finally heard from him 30 minutes before check-in. The entrance is to the unit is in the back of the property and is completely dark-- no lighting whatsoever. We had to walk over frozen grass that was full of uneven roots, again, in pitch darkness. The unit itself did not look like the photos-- no leather chairs and ottoman, hanging rack instead of closet access. The bed was comfortable, but the sheets were cheap and scratchy. The water pressure in the shower was fine, but the bathroom is absolutely tiny. A larger-sized person would simply not fit on the toilet or in the shower and this should be included in the description. We had no control of the temperature in the suite and it was freezing cold. There was a space heater sitting on a stool, but it didn't do the job. It was such a poor experience that we didn't even stay our second night. We received no check-out instructions. Worst experience we've ever had with VRBO.

The Host did not communicate at all prior to the day of arrival, we had to reach out to get property check-in information which was not given till hours before arrival. We found out day of arrival after we had already been enroute that the check-in time was not as listed. It says 4 P.M. and it is 6 P.M. we had to figure out how to make our journey last an additional 2 hours. When we arrived it was very difficult to figure out where to park, and how to get into the unit. The host needs to do a better job of describing this information to future guests. We had to wake up the host to be escorted to the door.There was no access to the temperature controls in the room. Host offered a plug in heater and fan of which were very dusty along with allof the vents in the room. There were some bugs in the bathroom as well. At night when trying to sleep I had small black gnats crawling on me, I killed 3. The host needs to spray for bugs and do a deep clean of the space.We went out and came back our last night in the evening and there was no place to park our car and we were afraid it would be towed so we parked in the hots driveway since the host did not answer our phone call, or messages we left on the site, and or us knocking and ringing the doorbell.There are no instructions left in the room for guests to know what the host would like done before they check-out or how to check out

Private and convenient
Close to Dulles Airport, although it is a small space it had everything I needed. Water pressure is good in the shower, toilet takes a while to fill and is crammed in a corner.

Virginia visit
The entrance involved a walk through grass and tree roots-hard for a cane user in the dark. The mosquitoes loved my slow progress! A visit with an exterminator might be good as I killed several medium sized bugs in the bathroom. But the room was clean and met my needs.
