Wildflower Retreat ~ on the Little Red

WHAT WE LOVE ABOUT THIS PROPERTY:

A craftsman-built beloved family retreat on banks of the Little Red River outside Heber Springs, Arkansas. Pricing is for up to 13 people in Main House with 4 bedrooms + 3.5 bathrooms and additional 6 people in the Bunk House with 3 beds + 1 bathroom. Home is located in a sleepy enclave of full and part time residents. As good neighbors, quiet hours are agreed and no ATVs or firearms. Guests have whole house and river lot acres - 2.5 acres.

A partial list local to this rental : guided trout fishing, kayak rentals, hiking, pontooning on Greer's Ferry Lake and rock climbing. 45 minutes away in the charming town of Mountain View you'll find world-class Blanchard Caverns Recreation area, Ozark Folk Center State Park and Loco Ropes treetop adventures - a great day trip for groups of all ages.


ABOUT THE WATER:

Important to note that river is extremely cold, even in summer months and not generally suitable for swimming or wading without protection. Nearby Greer's Ferry Lake has fantastic swimming options.

The world record for a brown trout (40 pounds, 4 ounces) was set in May 1992 on the Little Red River, 29 miles of which had become suitable trout habitat with the completion of the Greers Ferry Dam in the early 1960s. This record stood until it was surpassed in 2009.

While there is no dock, this is one of the few grand homes on the river that has easy bank access for wading, casting and lounging - if the dam generation is favorable. Record size trout have been caught in the winter months. One of the keepers of this property is a local fishing guide we, of course, highly recommend. (An area locals guide will be sent upon confirmation)

~ main level master suite with King Bed, private porch, jacuzzi tub, walk in shower in jack and jill bathrooms (2 separate bathroom areas with shared walk-in shower)

~ upper level open loft sleeping with 2 full size beds, bedroom 1 with bunk and full size bed, bedroom 2 with queen bed + jack and jill full bath with walk-in shower

~ main level has half bath off kitchen

~ laundry room with Full-size washer/dryer and sink

~ central heat and cool.

~ smart TVs with ability to stream only - no satellite or cable - located in master, loft and kitchen. You provide login or 'cast' to the TV apps or there are free channels available.

BUNK HOUSE:

IMPORTANT NOTICE that you’ll appreciate:
As of Sept '22: If you only need access to the main house with 4 bedrooms (sleeping 13) we will lower your rate by $75/night – after booking confirmation. You will not have access to the bunk house sleeping area which sleeps 6 in one queen, two full beds with a full bath. You can distinguish the bunk house in the photos by the "bunk house" text. Bunk house details:

~ detached garage apartment accessed via private entrance with steps

~ full bath (shower only)

~ smart TV for streaming or gaming. your logins to channels via roku and your gaming equipment

~ 2 full size and 1 queen size bed

~ window unit that heats and cools



SUPPLIES (included in fee):

All bed, bath and kitchen linens for number of people contracted. Also body, hand and dish soap, trash bags, basic cleaning products + tools, and toilet paper.

Starter supplies (1 or 2 day depending on personal usage): paper towels, ground coffee , filters and sugar, laundry pods, dishwasher pods, and salt and pepper and cooking oil.

BYO toiletries such as shampoo, toothpaste, etc.



PETS:

Max 3-

We love dogs! And they are welcome here for an additional fee of $155 for up to 3 dogs - a flat fee for the duration of your stay.

*Heads up: sometimes your fur babies are not included in your quote on certain booking sites!*
Please send us a message to let us know your pup(s) will be accompanying you during your stay.

ABOUT US, THE BOOKING PROCESS AND FEES:

We are Ivy Vacations LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties.

All properties are self check-in – with key code – after 4pm. Check out is 11.

Confirmed guests received our self-penned "local's guide" to the area. Email you provide is important. We send welcome and access info there. Check your spam please.

Taxes and clean/supply fees are always required as is a processing fee that varies dependent who you are booking through.

***Rental prices are dynamic. This means they fluctuate based on area inventory and season determined by software.


REQUIRED FEES in addition to rental price:
Cleaning - $165
Processing - 6% - variable depending on where you book reservation outside Ivy Vacations LLC
Sales Taxes -Tourism, County, State


OPTIONAL FEES:

- Dog Fee: must get approval.


We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.

1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.

2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.

3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees

4. Please note that 3rd party sites like AirBnB have different policies in effect. Please read their fine print.

5. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.

PENALTIES:

15% anytime 15% = down payment price then an additional fee of 50% with 30 days of arrival or 75% within 14 days or arrival.
