Clean, comfortable beds, no footboard which is helpful for tall people like me. Breakfast was basic for the area - one egg and two pieces of toast. Location is on the edge of the old quarter, so a bit of a walk into the center, and it's right next to the train tracks, so it can be loud as the trains roll by a few times during the night. Also the curtains are great, but they make a lot of noise when people open / close them. Staff are really friendly and helpful, and speak decent English. If you're not a light sleeper, this is a solid place for the value to base in Hanoi.
