Our home is not suitable for parties and events. The neighbour will call either me, our local security patrol or the police if noise is excessive after 10pm.
Our quiet hours are 10pm to 8am on the second day! Thank you for your understanding and help in keeping a friendly and peaceful neighbourhood.

We will provide you with 1 set of keys by default. If you require extra keys it is subject to availability. We usually need at least a day to arrange cleaning and inform our cleaners special check-in requirements. If you have made a same day booking, we cannot ensure you a 3pm check in. However we will try our best to accommodate your request, therefore drop us a message before you make a last minute booking and let us know your planned arrival time!

EARLY CHECK-IN REQUESTS

Unlike hotels, we do not have an onsite cleaning service and our cleaners usually make their schedule a day before. We have a standard check in time of 3pm which ensures that our cleaners have enough time to make our home nice and clean for your stay! If you need an early check in, please contact me at least a day before your planned arrival day and we will try our best to accommodate your request! Unfortunately we will not be able to guarantee any early check in request on the day of your arrival, thank you for your understanding in advance!

LATE CHECK-OUT REQUESTS

We understand that sometimes you really enjoy your time here with us and would like stay a little longer! However, we sometimes have guests coming to stay on the same day you check out and unlike hotels, we do not have alternative rooms for them! Therefore it is important that all late check out requests should be made AT LEAST THE NIGHT before your departure to ensure that our cleaners have plenty of time to finish their work! If you need to check out after 12pm, an extra HALF DAY rate will be charged through Airbnb and the payment must be made on and before the night you check out for your request to be approved. We will not accommodate late check out requests on the day of your departure. Without a late check out confirmation, our cleaner will commence their work at 10am and they will have access to our property for housekeeping.

STARTER SUPPLIES

We provide all our guests with essential starter supplies to make your stay more enjoyable. Complimentary supplies include: 1 set of bed linens for each bed, 2 towels per double/queen/king bed, 1 towel per single/sofa bed, 1 tea towel, coffee + tea + sugar + milk, 2 toilet rolls per toilet, 1 bath mat, 2 hand towels and shampoo, conditioner, hand soap, bodywash per bathroom. There are also a few other cooking supplies provided in our kitchen. Please note these supplies are not intended to last for the whole duration of your stay but are provided to avoid the need to rush to supermarkets immediately after your arrival. If you need extra supplies, please arrange with us prior to your stay to avoid delivery costs! If you would like to request mid-stay supply delivery, please contact us and we are more than happy to help!
Please make sure to book for the actual number of guests so that linens & towels can be provided for all!

HIGH CHAIR and PORTACOT

They are both available upon request at a cost of $40 which can be paid through Airbnb. Once payment is received, we will arrange them to be set up for you. We provide regular sheets to our cot and it will be made for you. It is also recommended that you bring your own fabrics to protect the sensitive and delicate skin of your baby!
Before you book our place, please make sure you (The primary guest) have read the following terms and conditions. Upon reservation, the primary guest acknowledges that he/she has read and understood the following terms and conditions and they are responsible for the compliance of the rules by all other guests in reservations as well:
1. We have a strict no events/parties policy at this apartment. NO EVENTS or PARTIES can be accommodated at our house any time, that includes but not limited to birthday parties, hens/bucks weekends or other functions. A penalty charge of $1000 applies if it is found that our house is used for parties without us knowing.
2. Our quiet hours are between 8pm to 8am. If noise complaints from our neighbours received by us, we will first try contact you and resolve this issue with you first. If the situation is recurrent, a penalty charge of $100 minimum applies.We reserve the right to immediate terminate of your reservation and the rest of your payment will not be refunded.
3. Visitors are allowed during Daytime. Max number of visitors: 3. Inform us if you are having visitors.
4. No unruly behaviour to hour neighbours. Guests will be asked to leave if they engage into arguments or fights with my neighbours. If you feel our neighbours have offended you in any sort of ways, please contact us for resolutions first.
5. It is a requirement that the property is to be returned in a relatively good condition, which means at least you should empty the dishwashers, bag all your rubbish and dispose them properly. Extra cleaning time will incur extra charges, and extra cleaning includes but not limited to
a)General Excess cleaning hours for extra messy house $100-150 minimum
b) Dirty dishes $50 minimum
c) Unbagged rubbish $50 minimum
d) Food stains on bed covers carpets etc. which are hard to remove $100-400
e) Wall marks $50 minimum
6. Any damage, breakage or theft is your responsibility during your stay and you should be reporting upon discovering any problems. If our cleaner reported unexpected damages of our property after your stay, we will send reimbursement request attaching any invoicing. Please note our cleaners take photos and videos each time at completion of their job, therefore any missing or damaged items will be registered and proofs will be provided with our reimbursement request.
7. Smoking inside apartment is strictly prohibited. DO NOT leave cigarette anywhere near our apartment. A penalty charge of $400 applies if the smoke detector is set off .
