This is a real gem on the edge of Bath (2.3 miles to the centre) with oodles of space. The perfect set up for several multi-generational families/ groups of friends. Set in one acre of land, there are a total of 8 bedrooms - sleeping up to 16 guests plus two young children.

The space
ABOUT THE SPACE:
This is a country gem, right on the edge of Bath (just 2.3 miles to the centre) with oodles of inside and outside space. Set in an acre of land, there are 2 separate houses (main house and cottage) but conveniently joined together at the downstairs level. Together the houses have a total of 9 bedrooms sleeping up to 18 (plus space for 2 young babies) and a varied and unique selection of entertaining spaces both inside and out. It provides the perfect set up for 3 – 5, multi-generational families with the ability to spend time separately if required but with a variety of indoor and outdoor spaces, including as hot tub, where everyone can come together.

MAIN HOUSE:
The main house has a beautiful large entrance, leading into a super modern fitted kitchen with underfloor heating. This leads on to a balcony overlooking the view which is perfect for outdoor drinkies and dining. Off one side of the kitchen is a great utility room with washing machine, dryer and downstairs loo. On the other side of the kitchen is a lovely conservatory dining area seating 8-10. This leads onto a large but cosy sitting room with wood burning stove.

There are 5 bedrooms in total; four cosy bedrooms are upstairs - 2 with king size beds and 2 with double beds. Three of the bedrooms overlook the views across the valley. There are 2 fully fitted bathrooms. Downstairs is a 5th bedroom off the sitting room with a king size double bed.

COTTAGE:
The cottage has its own entrance leading into a large modern fitted kitchen with all the mod cons, underfloor heating and a cottage style dining area for 8. The kitchen leads onto a large sitting room with private home bar.

This bar is a huge hit for both kiddies and adults and a great way to enjoy a sundowner. At your request, we can stock up the bar in advance with cocktails and mocktails at cost price.

The sitting room has a large wood burner and a large TV for those that want it (although it’s on the back wall so it can be easily ignored!) Again there are views of the beautiful rolling hills with doors leading on to an outdoor patio and a small walled garden with seating for tea or drinkies.

Upstairs are three super cosy bedrooms – 2 with King size beds, and 1 with a double bed. There are 2 fully fitted bathrooms. There is also a large dressing room area with a double sofa bed (please note this room is not private since it provides access to 2 of the bedrooms).

COVERTED PIG BARN
We have converted the pig barn into a lovely entertaining space and ninth bedroom .. this incredibly cosy bedroom has its own entrance and has a free standing bath to enjoy the view from

GARDEN AND OUTDOOR ENTERTAINING SPACES:
A beautifully converted pig barn in front of the main house provides a unique indoor dining space for up to 18 people overlooking the view. There’s also a grand piano, pretty out of tune, but fun for a sing along. This opens out on to a large decked area with plenty of outdoor seating and a further outdoor dining space for 18.

There is a gorgeous sun trap courtyard between the houses with further outdoor dining for 12, and a large fire pit to enjoy in the evenings.

There is an acre of land in total with a gorgeous garden in front of the house with plenty of space for running around and family games. This leads onto a sloping field.

One additional entertaining space most suitable for teenagers is a distance from the house, at the bottom of the field, and is a simple hut kitted out with sofas and a table. It’s basic and open to the elements but great for teens to get away.

There is a ping pong table zone, badminton, swing-ball, boules and a mini gym bar to keep the kiddies and competitive adults amused.


CREATURE COMFORTS:

WIFI: New, fast and efficient WIFI has recently been installed in both the main house and the cottage and the coverage is good throughout the whole property.

HEATING: There is underfloor heating in the kitchen of the main house and throughout the cottage. Both have central heating as well as wood burners in the sitting rooms. We will supply wood at cost price - we use a local wholesaler and buy in trailer loads so it’s very good value.

CATERING & CLEANING: We can organise catering and cleaners to come in during your stay. Just let us know and we will put you in direct contact with companies that we highly recommend.

WASHING: Both the main house and the cottage have a washing machine and family dishwasher. There is a tumble dryer in the main house.

BEDDING: All bedrooms come with the very best cosy bedding (White company, Soak & Sleep and Graham & Green). Bathrooms are thoughtfully kitted out with the sweetest smelling products.

PARKING: There is parking for up to 10 cars.

CHILDREN & PETS: Children and animals are welcome! The main house and cottage are super child friendly and the whole garden is gated from the road and fully fenced. The lower deck is the only area where you’ll need to keep an eye on toddlers as there is a 1m drop in one section from the deck onto the grass below.

GUEST ACCESS: Out guests have access to the whole property apart from our outdoor office and two rooms in the main house which are used for storage.
