This ideally located private home is located in one of the newer developments in southwest Amarillo. This modern, stylish home is a 2-min drive to the Loop & easy access to I-27—taking you to the downtown district, dining, Hodgetown & the Civic Center. Head South you’re just minutes from Canyon, WT A&M University & Palo Duro Canyon. Plenty to do are only minutes away. This convenient home is ideal whether passing through town or better for longer stays with amenities that feel like home. Spacious, standalone, 2,300 square-foot conditioned home with beautiful wood floors and plenty of natural light. With a master bedrooms and three bedrooms, we have plenty of room for a family or two. Our home is located in a quiet, well-kept suburban neighborhood. Sleeping features include: • Master bedroom/bath with a comfortable queen-sized bed and a new (as of 2023) hybrid memory foam/spring mattress. Roku Smart TV included, includes Netflix, Pureflix/Great American Entertainment, Amazon Prime, and others. The master bath has a whirlpool tub, walk-in shower, double vanities, walk-in master closet with velvet hangers and plenty of luggage storage. • Second bedroom with a comfortable queen-sized bed, Roku smart TV, and a new (as of 2023) hybrid mattress. This bedroom is by a bathroom that has a shower/tub and a single vanity and sink. • 3rd bedroom with new hybrid queen bed • 4th bedroom with 3 single beds (includes one bunk bed). • The living room is equipped with a pull-out queen-size sofa bed with an upgraded memory foam mattress. The rest of the home: Our new 400 square foot fully conditioned (heat/cool) game room (as of 2024) has seating with two bar stools, a tabletop, a 12' solid wood shuffleboard, a ping-pong table, a pool table, an air hockey table, a dart board, large tumbling tower game, and we are expecting to add more in the future. • Comfortable living room with a pullout sofa and 55” Smart TV, full entertainment system (Wii, 5.1 Surround sound stereo system, DVD/CD player via Wii console). It also includes subscriptions to Netflix, Amazon Prime Video, Pureflix/Great American Entertainment, & Others. • Fully functional kitchen with place settings for 11 and plenty of cooking utensils and equipment including a maintained reverse-osmosis-filtered water and ice from the refrigerator or faucet. Other amenities include a full-sized dishwasher, Keurig coffeemaker (with pods), and other breakfast essentials (tea, coffee, oatmeal, pancake mix, real maple syrup, waffle maker, etc.). • Dining/breakfast table for 6, Barstools for 3. • Parking for 4 vehicles in the back driveway (but we recommend parking/loading and unloading in front since this is the main entrance and exit to our home). • Enjoy the gorgeous Panhandle evenings on our spacious patio—with sitting for 6, dining table, side table, a large stainless BBQ grill (6 burners, 1 searing burner, and gas cooktop), Firepit, and patio string lights. • We also offer all the amenities to make your stay comfortable, from makeup wipes to full-sized washer/dryer, washer pods, toilet paper, laundry detergent, and much more. Guest Access Guests have full electronic-keypad access to the entire main house, back driveway parking, street parking, back patio, and secured fenced back yard. You will have your own private entrance to the house with a keypad lock. Uber and Lyft are plentiful in Amarillo. Need a personal ride? Just ask: We may be available to help! We do have security cameras located outside for the safety and security of the premises. They are located above the front entry door, above the garage door, under the eave on the front of the home pointing towards the front yard, and under the eave in the backyard pointing towards the back gate. Your privacy is important to us, so take care that the cameras are set in a place to protect that, and that they are not positioned in a way to intrude. You have access to all areas in and around the home. We do keep the garage door not operational for the game room. Give me us call/text anytime during your stay, we are about a 15 minute drive away. This is a somewhat modern neighborhood first developed around 2004 and still under development. This is in a great location south of Amarillo, and very safe. We even know all the neighbors whom we have known for 15+ years!
